The function of this position is to manage, direct, and accept accountability for all field activities and reporting functions associated with the construction of assigned homes in the community. The Construction Manager provides leadership in and manages the coordination of all activities within the new home construction process for the community, thus optimizing the effectiveness of TradePartners, ensuring compliance with Shea Homes' customer satisfaction and quality assurance standards, and maintaining a safe work environment. Additionally, the Construction Manager will be mentoring other Field Managers in their roles as they strive for promotion Position requires an active Nevada B-2 Residential and Small Commercial Contractor LicenseKnowledge/Experience* High school diploma or equivalent required; BA/BS degree preferred* Proficient in facilitating all facets of construction* Multi-lingual skills preferredCoordinate Community start-up and model constructionMonitor and correct TradePartner performanceSuccessfully analyzes plot plans to identify inaccuracies: correct lot usage, grading requirements, retaining walls, foundation stepsEffectively delegates responsibilities to direct reportsKnowledge of subdivision declarations (covenants, controls and restrictions)Manages plans and redlinesDevelop, mentor and train field construction staffDevelops and reviews IDP/IPA performance appraisals for Field Managers.Works with Customer Care and Sales in order to identify opportunities for community improvementAble to supervise a complex project at a high production paceAble to coordinate large projects involving multiple entitiesStrong knowledge of all residential construction techniquesBasic understanding of engineering principles and geo-technical issuesConducts weekly on site TradePartner meetings to ensure compliance of all trade requirementsSupports and displays alignment with division goals and proceduresTakes full responsibility for the professionalism of the community membersVerify and identify that all structural portions in the home are installed correctlyActive in improving quality through open communication and data collectionPossesses the ability to manage and analyze construction budgetsHelps in the selection of new TradePartnersManages TradePartner conflict resolutions for the communityFacilitates quarterly community reviewsFacilitates the CMR meeting on their communityComprehensive critical path planning involving site work and vertical constructionParticipates in the administration of corrective action plans for direct reportsSpecific ResponsibilitiesKey Result Area #1 - Customer Satisfaction* Establish and maintain regular and proactive communication with assigned internal & external customers* Manages and resolves customer issues in a timely fashion and communicates progress & completion* Review surveys and associated reporting tools to understand trends and adjust accordingly* Coordinate training with Sales, Customer Service, and Production to enhance product/process knowledge* Maintains customer communication log* Train Field Managers in delighting the customer.* Ensure all CWM's & PDO's are scheduled and executed.Key Result Area #2 - Scheduling* Review scheduling system every day for assigned homes* Follow-up with Field Manager's weekly schedule to ensure production goals are being met* Hold TradePartners and suppliers accountable to construction schedule and confirm schedule on a daily basis* Continually monitor Field Manager's progression of homes* Monitor projected milestone delivery dates and communicate to community team on a weekly basis* Reinforce with Field Managers, the processes and procedures to manage the construction schedule.Key Result Area #3 - Quality Performance* Spot check quality, safety, cost and schedule every day* Deliver a defect-free home to the customer* Lead discussion with TradePartners regarding quality improvement* Advocate and lead the Shea Homes QPR process* Verify home completion trends culminate at QPR #8* Train Field Managers in the division's quality standards and require accountabilityKey Result Area #4 - Options Management* Update options tracking notebook and files daily* Maintain an options posting system at each house* Train Field Managers on how to conduct a CWM & PDO in order to verify options* Train Field Managers how to read and understand the option paperworkKey Result Area #5 - Safety and Site Management* Understand and champion the Shea Homes safety program* Instruct Field Managers to attend on site safety audits and correct all non-compliant activities and behaviors immediately* Ensure all tailgate safety meetings occur and proper OSHA compliant documentation is in place* Ensure trades clean and sweep all homes at the end of each day* Ensure each home site is left clean and free of debris* Requires trades to maintain Materials Safety Data Sheets in accordance with OSHA requirements* Participate in monthly safety training program* Lead discussion with TradePartners in areas of Safety improvement* Ensure that weekly site safety walks are completed and logged* Coach Field Managers on how to hold TradePartners responsible for safetyKey Result Area #6 - TradePartner Management* Leads and facilitates the weekly Foreman's Meeting* Ensure complete knowledge of scope's of work before building operation begin* Complete field purchase order paperwork or purchase order request on same day non-contract work is ordered if applicable* Review and approve invoices daily* Develop and maintain positive relationships with government agencies and inspectors* Communicate daily with TradePartner foreman on job site* Effectively manage the red line process and coordinate enhancements to Sales, Design Center, Customer Service, and Production* Coach Field Managers how to develop and grow TradePartner relationshipsKey Results Area #7 - Field Manager Mentoring* Ensure that assigned Field Managers are progressing through the Field Manager's training program* Coach and train Field Managers in their responsibilities toward progress as a Production Manager* Participate in Performance Review with Operations Manager of Field ManagersKey Result Area #8 -
