Project Manager - Commercial Doors Project Manager - Commercial Doors - Remote Position Overview We are seeking an experienced Project Manager to lead commercial door and hardware projects from pre-construction through closeout. The role focuses on delivering Division 8 scope on time, on budget, and to specification while coordinating with owners, general contractors, vendors, and field teams. The ideal candidate combines technical knowledge of commercial doors, frames, and hardware with strong project management skills and familiarity with industry tools such as Comsense, DFH, and DOORS. Key Responsibilities Manage full project lifecycle for commercial door and hardware work, including planning, scheduling, budgeting, procurement, installation oversight, commissioning, and closeout. Serve as primary client and general contractor contact for assigned projects; maintain timely, professional communication and manage expectations. Develop and maintain project schedules, track milestones, and coordinate sequencing with trades to minimize delays and disruptions. Prepare and review submittals, shop drawings, RFIs, and change orders; ensure compliance with Division 8 specifications and contract documents. Coordinate with manufacturers, suppliers, and the DFH (door/frame/hardware) team to secure timely deliveries and resolve technical issues. Use Comsense and other estimating/project software to generate estimates, track budgets, and update financial forecasts. Conduct on-site inspections and provide technical support to field supervisors and installers to ensure quality, code compliance, and correct installation practices. Manage subcontractors and installers, including scope definition, performance monitoring, and payment processing. Lead project closeout activities: final inspections, punch lists, warranty documentation, as-builts, and client turnover. Maintain safety and quality standards on all projects, promote a culture of continuous improvement, and ensure compliance with company policies and OSHA regulations. Qualifications Minimum 5 years of project management experience in commercial doors, frames, and hardware (Division 8) or related scope. Proven familiarity with Comsense estimating/project management software and experience with DFH processes; experience with Avaware or similar doors-specific software(Comsense, E/pws, Software for Hardware, Pro Tech). Strong understanding of Division 8 specifications, shop drawings, hardware schedules, and installation best practices. Demonstrated ability to read and interpret construction drawings, specifications, and contract documents. Excellent communication, negotiation, and customer-service skills; experience managing client and contractor relationships.
