Director, Client Solutions (Property Management)
Acquaint has been engaged by an esteemed client to identify a Director, Client Solutions candidate. Client Solutions delivers integrated real estate operating services to third-party owners across office and mixed-use assets. Our capabilities span Property Management, Asset Management, Leasing, Studio, and Construction Supervisory services.The Director, Client Solutions will help institutionalize and scale the third-party operating model. This role is central to ensuring that onboarding mandates are delivered effectively, complex transitions are executed, service delivery standardized, and performance across multiple teams and stakeholders achieved.This is a hands-on, outcomes-driven role for a senior operator who thrives in dynamic environments and is comfortable operating across functions. The Director will work closely with internal leadership and field teams, and will engage directly with clients and ownership groups, particularly during onboarding, transitions, and service delivery initiatives.Key Responsibilities: Portfolio Transitions and OnboardingLead the operational onboarding of new third-party client mandates, including transition planning, execution, and stabilizationBuild and continuously improve standardized transition frameworks, playbooks, and readiness checklistsCoordinate cross-functional integration across Property Management, Asset Management, Leasing, and Construction Supervisory servicesEstablish first 30/60/90-day execution plans, governance, and reporting expectations for each new client assignmentIdentify risks early, drive issue resolution, and ensure consistent client communication throughout transitionsPlatform Operating Model and StandardizationDefine and implement scalable operating procedures, service standards, and workflows across service linesDevelop governance structures, cadences, and decision rights to support reliable execution at scaleTranslate best practices into repeatable processes, templates, and tools that field teams can adoptDrive continuous improvement initiatives that strengthen quality, efficiency, and client experiencePerformance Management and Reporting InfrastructureEstablish KPI frameworks and dashboards that measure service delivery, client satisfaction, operating performance, and execution qualityImplement operating rhythms, including regular performance reviews with internal stakeholders and clear accountability for outcomesCreate standardized client reporting frameworks and ensure consistency across accounts and marketsUse data and field feedback to identify trends, root causes, and improvement opportunitiesCross-Functional Execution and Stakeholder LeadershipServe as a central connector across internal teams, external vendors, and ownership groups to drive alignment and executionLead complex initiatives that span multiple verticals and ensure handoffs between teams are clear and seamlessRemove bottlenecks, resolve operating challenges, and drive completion of critical deliverables on tight timelinesInfluence without authority, using strong structure, communication, and follow-throughClient-Facing Delivery LeadershipAct as a senior point of support for key client stakeholders during transitions and major platform initiativesHelp shape and reinforce the Client Solutions service model, including expectations, scope clarity, and delivery consistencyPartner with leadership to ensure the platform is equipped to deliver institutional-quality service across a growing portfolioSkills & Qualifications:10+ years of relevant experience in third-party property management, real estate services, or institutional real estate operationsDemonstrated experience leading or supporting portfolio transitions, onboarding, mobilizations, or takeover assignmentsStrong ability to build operating infrastructure including playbooks, workflows, governance, reporting, and KPI frameworksProven track record driving execution across multiple stakeholders, teams, and workstreamsStrong financial and analytical skills, comfortable building and interpreting performance reportingExceptional communication skills, including client-facing presence and clarity under pressureExperience across office and mixed-use assets preferredBachelor’s degree required; MBA or similar advanced degree is a plus
