Job Title: Licensed Title Agent (Louisiana) We are seeking a Louisiana Licensed Title Agent to manage our title production and escrow processes. As a licensed professional, you will be responsible for ensuring all real estate transactions comply with Louisiana's unique Civil Law system and state insurance regulations. You will bridge the gap between complex property research and the final issuance of title policies. What You'll Do Full-Cycle Closing Operations: Lead the closing process from file opening to post-closing, including the preparation of CDs, ALTA Settlement Statements, and state-specific closing packages. Production & Integration : Review and organize Louisiana title search results (abstracts) into our title production software (e.g., Qualia and ResWare). Louisiana Entity & Trust Review : Analyze entity documents and trusts to ensure compliance with Louisiana Revised Statutes, verifying proper authority for immovable property transactions. Commitment Management : Review and distribute title commitments; "mark-up" commitments during the closing process to satisfy curative requirements and remove exceptions. Act of Sale & Deed Approval : Review and approve Acts of Sale, deeds, and other legal instruments to ensure they are in recordable form according to parish requirements. Policy Issuance : Create and issue final title insurance policies, ensuring all underwriting directives from the title insurer are strictly followed. Client & Parish Liaison : Maintain professional communication with lenders, agents, and courthouse personnel to resolve title defects and manage the production pipeline. What We're Looking For Licensure : Must hold an active Louisiana Title Insurance Producer License in good standing. Experience : Minimum 2+ years of experience in Louisiana title production or abstracting, with a strong grasp of state-specific property law and terminology. Multi-State Expertise : Proven experience navigating the closing customs, tax structures, and recording requirements of multiple states beyond Louisiana. Technical Skills : Proficiency in major title software and a high degree of comfort managing digital files and pipeline tracking. Compliance Knowledge : Deep understanding of Louisiana Department of Insurance (LDI) regulations and the ability to maintain necessary licensing appointments.
