We're ready tolight the way, will you join us?About the RoleAs a Project Manager I/II/or III, you will be responsible for planning,directing, and coordinating designated project activities to ensure successfulexecution within established timeframes and budgets. This role involves managingday-to-day project operations, collaborating with cross-functional teams, andsupporting successful outcomes by performing key tasks independently or throughguidance of subordinate supervisors.Essential Duties & ResponsibilitiesBuild and maintain strong customer relationships while identifyingopportunities to expand business and support client satisfactionSupport the proposal and estimating process, including preparing projectestimates and budgets using Accubid software; assist in the development andsubmission of formal proposalsCollaborate with supervisory leadership to review project scope, determinetimelines, staffing needs, and allocate resources across project phasesPromote and enforce jobsite safety by ensuring adherence to company policiesand industry best practicesMaintain up-to-date project documentation within the Project ManagementSoftware, including estimate logs, labor tracking, change orders, RFIs,transmittals, daily journals, and monthly financial reportsUpdate schedules of values and collaborate with the Project Assistant toensure timely and accurate billingPrepare and review submittals and shop drawings; in design-build settings,ensure drawing accuracy and provide field teams with approved documentationLead the change order process by preparing and pricing modifications,securing approval, and maintaining accurate records using Accubid estimatingtoolsMaintain daily communication with the General Contractor to supportcoordination and alignment across project teamsAttend project and stakeholder meetings as required to represent projectprogress and address issuesEnsure compliance with all permitting requirements, coordinating asnecessary with regulatory bodiesOversee subcontractor and vendor performance, ensuring quality, timelydelivery, and contract complianceProvide ongoing support to field supervisors to ensure alignment betweenproject plans and on-site executionAssist in managing the project lien process by documenting deficiencies,submitting notifications, and preserving company rights through proper claimsmanagementTo perform the job of Project Manager II successfully, an individual shoulddemonstrate the following duties in addition to all of the Project Manager IrequirementsLeads the proposal and estimating process by developing project estimatesand establishing budgets using Accubid estimating software; prepares and submitscomprehensive proposalsReviews project proposals or plans to determine timelines, executionprocedures, staffing needs, and resource allocation across all project phasesDevelops detailed work plans for each project phase and coordinates theassignment of appropriate personnelOversees contract language development and negotiates terms and conditionswith customersCreates and maintains the schedule of values; collaborates with the projectassistant to ensure timely and accurate billingManages the project lien process and thoroughly documents projectdeficiencies, including photos, notifications, and claims to safeguard Cochran'slegal rights?To perform the job of III Project Manager successfully, an individual shoulddemonstrate the following duties in addition to all of the Project Manager I andII requirements.Operates independently as a III Project Manager, identifying opportunitiesfor repeat business, strengthening client relationships, and leading a team ofProject Managers and Project EngineersDevelops comprehensive staffing plans for each project phase and coordinatesrecruitment of additional personnel as needed to support project executionIn this role, you will have the opportunity to:Lead change management efforts by identifying and resolving issuesefficiently, gathering and analyzing relevant data, creating actionableimplementation plans, and communicating changes with clarity and purposeApply strong project management skills to coordinate workflows, prioritizeactivities, and ensure successful delivery of projects on schedule and withinbudgetDeliver outstanding customer service by responding promptly andprofessionally to client needs, fulfilling commitments, and building trustthrough consistent supportFoster collaborative relationships by resolving conflict constructively,offering and receiving feedback, promoting a respectful team culture, andremaining composed under pressureCommunicate with influence by speaking and writing clearly, presentingcomplex ideas and data effectively, and demonstrating fluency in English acrossprofessional settingsSupport a diverse and inclusive workplace by promoting a harassment-freeenvironment where all individuals are treated with dignity and fairnessMake informed, goal-aligned decisions by demonstrating sound business acumenand understanding the broader implications of project-related choicesPrioritize health and compliance through consistent observance andenforcement of safety procedures across project teamsGrow and mentor others through effective people management, inspiringperformance, encouraging professional development, and cultivating a positive,results-oriented environmentPractice forward-thinking leadership by applying strategic thinking toadjust plans, anticipate challenges, and align initiatives with long-termorganizational objectivesWe are looking for someone with the following competencies:Bachelor's degree (B.A.) from an accredited four-year college or university,or 3-6 years of related experience and/or training, or an equivalentcombination of education and experienceProficient in reading, analyzing, and interpreting technical procedures,construction drawings, and specificationsSkilled in writing reports, business correspondence, and procedural manualsConfident in presenting information and responding to questions frommanagers, clients, customers, and public groupsFluent in English (spoken and written)Capable of applying mathematical concepts such as probability, statisticalinference, geometry, and trigonometry to practical work scenariosAble to use fractions, percentages, ratios, and proportions in real-worldapplicationsStrong problem-solving skills with the ability to navigate complex ornon-standardized situationsExperienced in interpreting instructions delivered in written, verbal,diagrammatic, or schedule formatsProficient with Microsoft Office Suite, Smartsheet, Bluebeam, and variousproject management, estimating, financial, and labor tracking softwareNo specific licenses or certifications requiredSupervises in accordance with company policies and employment laws,including interviewing and training staffPM II may oversee PM I and all Project Engineer levelsPM III may oversee PM I, PM II, and all Project Engineer levelsPM II and above are expected to mentor and train their eventual replacementsto promote growth within CochranWork environment includes occasional exposure to moving mechanicalcomponents and outdoor conditions;
