Zoning Plan Examiner (Planning - Code Enforcement)

Position SummaryInspect and approve residential, commercial or industrial building construction plans for compliance with applicable zoning and land-use codes, and regulations and ordinances; work with the general public, developers and contractors to maintain code requirements and resolve issues related to code compliance; perform a variety of technical tasks relative to assigned areas of responsibility.Job descriptions are intended to present a general list of tasks/duties performed by employees within this job classification. Job Descriptions are not intended to reflect all duties performed within the job.Essential and Supplemental FunctionsESSENTIAL FUNCTIONS: Essential functions may include, but are not limited to the functions listed below. Must be able to perform the essential functions of the job with or without a reasonable accommodation.Review residential, commercial or industrial building plans for compliance with all applicable zoning and land-use codes, ordinances and regulations including accessibility standards for the disabled, off-street parking requirements, setbacks, height, open space and safety requirements.Review plans for swimming pools, spas, signs, garden walls and retaining walls to ensure compliance with all applicable codes, ordinances and regulations.Coordinate plan-checking activities with other departments; route plans, comments and specifications to appropriate departments, divisions or outside consultants.Review foundation plans for modular buildings and site built construction to ensure compliance with applicable codes ordinances and regulations.Read and examine complex architectural and engineering drawings and/or blueprints; request required corrections to be made so plans meet conformity with zoning ordinances and regulationsMaintain accurate and detailed records; may prepare analytical or statistical reports; conduct research as needed.Maintain awareness of new zoning and land-use codes and regulations.Respond to inquiries from the public, architects, engineers and contractors regarding applicable codes and regulations.Perform preliminary code design review of proposed building projects for owners, architects, engineers and contractors.Process zoning code review comments for building permit issuance approval.Maintain working knowledge of new Integrated Development Ordinance (IDO) and Comprehensive Plan regulations.Perform basic computer operations.Provide front counter support; receive, review and process applications for business registration and various permits; provide training, as needed.SUPPLEMENTAL FUNCTIONS:* Attend and participate in professional group meetings; stay abreast of new trends and innovations in construction field.* Perform related duties and responsibilities as required.Minimum Education, Experience And Additional RequirementsEducation and experience directly related to the minimum requirements below may be interchangeable on a year for year basis.Bachelor's degree from an accredited college or university andFour (4) years of experience in building inspection or plan review of residential, commercial or industrial buildings.Possession of a valid Plan Review Certificate issued by the International Code Council (ICC) preferred.ADDITIONAL REQUIREMENTS:Possession of a valid New Mexico Driver's License, or the ability to obtain by date of hire.Possession of a City Operator's Permit (COP) within six (6) months from date of hire.Working ConditionsEnvironmental:Office environment; exposure to computer screens.Physical:Essential and supplemental functions may require maintaining physical condition necessary for walking, standing or sitting for prolonged periods of time; moderate or light lifting and carrying.
