Construction Estimator
Role Description
We’re hiring a Commercial Construction Estimator who can produce accurate, competitive, and well‑supported cost estimates that strengthen our project pipeline and profitability. You’ll be central to preconstruction—reviewing drawings, coordinating with subcontractors, and developing estimates that reflect real site conditions and market realities.
This role requires a leadership style that is proactive, energetic, and enthusiastic. You bring momentum, clarity, and commercial awareness to every interaction, and you know how to influence outcomes while building trust with clients and internal teams.
This position does not include direct reports. The estimator works independently, reporting to senior leadership, and collaborates closely with project managers, construction managers, and cross‑functional teams. The focus is technical estimating excellence—not staff oversight.
Preferred candidates live and work within the Charlotte‑metro region and understand local labor rates, material pricing, and market conditions.
Reports To: President of Construction.
Key Responsibilities
Review architectural and engineering plans to develop detailed cost estimates
Perform quantity take-offs across all CSI divisions
Analyze subcontractor bids and vendor pricing for scope alignment and cost accuracy
Evaluate drawings and site conditions; conduct site visits as needed
Prepare budgets, bid packages, and change order pricing
Maintain and update cost databases and historical pricing records
Identify opportunities for value engineering and cost savings
Support procurement by recommending vendors and subcontractors
Collaborate with project managers, construction managers, and clients to ensure accurate and competitive bids
Present recent work samples/estimates during the interview process
Manage multiple estimates simultaneously with accuracy and urgency
Qualifications
Minimum 5 years of recent experience in Commercial construction estimating (7+ years preferred for multi‑trade, complex projects)
Experience with a general contractor, construction manager, or owner’s representative
Demonstrated ability to estimate projects of $5M+
Proficiency with estimating tools such as Bluebeam, ProEst, PlanSwift, Sage, Timberline, RS Means, or similar
Experience with Procore or other project management platforms
Strong Excel skills and comfort working with data and formulas
Ability to work independently and support decisions with data and rationale
OSHA 30, LEED, or PMP certifications are a plus
Bachelor’s degree in Construction Management or related field preferred
Requirements
Approximately 50% travel for site evaluations and pre‑bid walkthroughs
Physical Requirements
This role operates in a professional office environment and requires the use of standard office equipment. Occasional site visits may involve walking uneven terrain, climbing stairs or ladders, and exposure to active construction environments. Ability to lift up to 25 lbs may be required.

Compensation
Base Salary: up to $150,000 + Company performance-based bonus
