Director of Operations – Multifamily PortfolioWorcester, MA | Growing Owner-OperatorOne of our top clients is seeking a Director of Operations to serve as the operational right hand to ownership across a growing multifamily portfolio spanning Massachusetts, Rhode Island, New Hampshire, and Louisiana. This is a rare opportunity to join a highly entrepreneurial ownership group and play a pivotal leadership role within a lean, fast-moving organization.Reporting directly to the Owner/Managing Partner, the Director of Operations will serve as the single point of accountability for day-to-day portfolio operations, overseeing approximately 1,500 units across six communities. This individual will lead property operations, supervise all Property Managers, take ownership of recruiting and HR functions, and help build the infrastructure needed to support continued portfolio growth through acquisitions.This is not a corporate or institutional environment. Success in this role requires someone who is highly self-sufficient, resourceful, and comfortable wearing multiple hats while driving results across a geographically diverse portfolio.What You'll Do Provide operational leadership for a 6-property multifamily portfolio totaling approximately 1,500 units Directly supervise and mentor Property Managers across the portfolio Assume ownership of recruiting, hiring, onboarding, employee relations, and other HR responsibilities currently managed by ownership Drive property performance through strong leadership, accountability, and operational oversight Manage vendor relationships, contract negotiations, and service delivery standards Partner closely with ownership on strategic initiatives, acquisitions, staffing plans, and operational improvements Identify and solve operational challenges proactively while maintaining a high level of resident satisfaction and team engagement Support portfolio growth by helping integrate newly acquired assets and teams Step into a Property Manager role temporarily if needed during unexpected vacancies or transitions Travel periodically throughout the portfolio, including occasional visits to remote locationsWhat We're Looking For 7+ years of multifamily operations leadership experience with increasing responsibility Proven experience leading Property Managers and building high-performing teams Strong background in recruiting, hiring, employee development, and performance management Demonstrated success operating within a small-to-mid-sized owner-operator environment Entrepreneurial mindset with the ability to work independently and solve problems without extensive corporate infrastructure Strong vendor management, organizational, and communication skills Comfortable working from a property office environment rather than a traditional corporate headquarters Willingness to travel throughout the portfolio as needed Experience with Yardi is preferred but not requiredIdeal Candidate ProfileThe ideal candidate is a hands-on multifamily leader who thrives in a lean, entrepreneurial organization.
