Leasing Representative

The OpportunityMost real estate companies hire leasing agents to sign deals. We hire people to build communities. At Whitestone REIT, our centers are not just retail properties; they are neighborhood gathering points. Restaurants host birthdays and business meetings. Fitness studios become daily routines. Coffee shops become morning rituals. Our leasing professionals are expected to be visible driving participants in that ecosystem.The person in this role will live the property; eating at the restaurants, knowing the business owners personally, and becoming a recognized figure within the surrounding community and brokerage network. When a retailer wants to enter the submarket, you should be one of the first people they call, not because you sent an email blast, but because you are known.What You Will Actually DoCommunity Presence & Relationship BuildingBe a consistent, visible presence at assigned propertiesDevelop personal relationships with tenants and operatorsParticipate in the local brokerage and business communityUnderstand tenant business patterns and customer behaviorServe as a brand ambassador for the property and the companyStrategic LeasingCreate and execute a leasing plan for each propertyCurate tenants mix to improve long-term asset value and customer trafficIdentify missing uses in the neighborhood and recruit themUnderstand prospective tenants’ business models before recommending themPresent leasing strategies supported by market and demographic researchDeal ExecutionProspect local, regional, and national retailersNegotiate letters of intent and leasesManage transactions through openingCoordinate with construction, property management, and all other corporate stakeholdersMarket IntelligenceMaintain real-time knowledge of the surrounding submarketTrack retailer expansions, relocations, and performanceAnalyze competition and positioning of each assetProvide recommendations to improve the performance of the centersWhat Makes Someone Successful at WSREnjoys interacting with operators as much as negotiating leasesNaturally networks and maintains long-term relationshipsCurious about how businesses make moneyThinks 3–5 years ahead about property evolutionPrefers building something lasting over simply closing transactionsSkills & QualificationsBachelor’s degree in Business Administration, Marketing, Economics, Communications, or a related field preferred3–5+ years in retail real estate, brokerage, tenant representation, or related field preferredReal estate license (preferred)Strong relationship and communication skillsAbility to analyze markets and demographicsSelf-directed and comfortable working in the field daily
