This includes ensuring consistent execution of revenue collection and expense management practices, operational and contractual obligations, resident relations policies and procedures, and employee hiring, training, development and retention.Key Job Responsibilities Include But Are Not Limited To:Ensures the property meets all contractual and operational obligations-safety, security, maintenance, marketing, landscaping/curb appeal, etc.Develops and administers operating and capital expense budgets which reflect the owner's performanceForecasts and oversees major capital expense projects, including HVAC systems, roofing, and parking lot surfacing, etc.Performs operational reviews and take corrective action to address deficienciesMaintains complete, accurate, legible and compliant documentation and property filesCoordinates timely revenue collection in accordance with lease obligations and accounts receivable proceduresManages resident relations and coordinate requests for repairs or maintenanceCompletes the initial application as well as annual re-certifications for all funding sources accurately and on-time to ensure compliance with applicable program/s (e.g. Low-Income Housing Tax Credit (LIHTC), Home, Public Housing, etc.)Coordinates candidate interviews and partner with district or regional manager to make well-informed hiring determinationsFacilitates new hire orientation, on-boarding and trainingProvides ongoing, balanced performance feedback to employeesCounsel underperforming employees and provide direct commentary to their improve performanceRequirementsKnowledge, Skills, and AbilitiesBachelor's degree (or equivalent combination of education and experience)Minimum of five years within the property management industryMinimum of two years of supervisory experience in a management position, which includes annual budget processing, accounting, compliance, and interviewing/selection/performance management of employeesExperience with Public Housing, Project-based Voucher, Tax Credit and Section 8 is highly preferredScheduling flexibility based on business needsExcellent interpersonal skillsStrong written and verbal communication skillsAdvanced customer service and problem-solving skillsTechnically proficient in Microsoft OfficeAbility to work in a fast-paced, action-oriented environmentAbility to establish relationships across the organization and at various hierarchical levelsAbility to travel up to 10% of the timeWE'VE GOT YOU COVEREDWe take pride in supporting the health and well-being of our teammates and their families:Full medical, prescription, dental and vision benefitsCompany-paid life and AD&D insuranceCompany-paid short-term and long-term disabilityA 401(k) retirement plan with company matchPaid time off, accrued based on years of serviceSupplemental insurance for employees and familiesEmployee Assistance Program for confidential counselingAdditional paid day off to provide community or charitable servicesPaid holidays; approximately eight per yearPeace of mind and a great working environmentIngerman provides equal employment opportunities (EEO) to all employees and applicants for employment without regard to race, color, religion, sex, national origin, age, disability or genetics.#HPSalary Description
