For four consecutive years, AVE has been ranked in our tier as #1 Apartment Operator in the country, based on resident survey scores through the Kingsley Survey program!AVE is seeking a Business Intelligence Developer to support the continued growth of our reporting, analytics, and decision-support capabilities.Reporting to the VP, Revenue & Data Strategy, this role will serve as a key technical partner responsible for developing, maintaining, and validating business intelligence solutions that support operational and strategic decision-making. The Business Intelligence Developer will translate defined business objectives and reporting requirements into trusted, scalable Power BI solutions by integrating data from multiple business systems, developing data models, writing SQL and DAX, and ensuring reporting accuracy through data validation and reconciliation.Success in this role requires strong technical skills, intellectual curiosity, and the ability to build relationships across the organization. The ideal candidate is someone who can interpret business needs, ask thoughtful questions, communicate effectively with both technical and non-technical stakeholders, and translate business requirements into meaningful reporting solutions. While the initial focus is technical development and reporting execution, this role offers the opportunity to grow into a trusted business intelligence partner who contributes to the continued evolution of AVE's analytics capabilities.This is a hybrid position, working both at a property and at home. There is one position available, however, we are open to the role being based in Philadelphia/Suburban Philadelphia, Pennsylvania; Northern New Jersey; Phoenix/Scottsdale, Arizona; or Austin, Texas.ResponsibilitiesBusiness Intelligence DevelopmentDesign, develop, and maintain Power BI dashboards, reports, scorecards, and datasetsDevelop DAX measures, KPIs, and calculations that support business reporting needsTranslate business requirements into effective reporting and visualization solutionsOptimize report performance, usability, and scalabilitySupport the development of reporting tools that identify opportunities, risks, trends, and key performance driversData Integration & ModelingIntegrate data from multiple business systems, including property management, CRM, marketing, financial, and operational platformsDevelop and maintain SQL queries, views, and data transformation processesBuild and maintain scalable data models that support consistent reportingSupport the consolidation of data across furnished and apartment housing platforms to create unified portfolio reportingIdentify opportunities to improve data accessibility, reporting automation, and reporting efficiencyData Quality & GovernanceValidate reporting outputs against source systems and operational reportsInvestigate and resolve data discrepanciesDevelop and maintain reconciliation processes for key business metricsDocument report logic, calculations, data sources, and business rulesSupport reporting standards and best practices that promote consistency and transparencyCollaboration & Continuous ImprovementPartner with business leaders and cross-functional teams to understand business objectives, operational processes, and reporting prioritiesInterpret business needs and translate them into effective reporting and analytics solutionsBuild collaborative relationships across departments to support reporting initiatives and continuous improvementCommunicate technical concepts, assumptions, and recommendations clearly to both technical and non-technical audiencesIdentify opportunities to automate reporting processes and improve operational efficiencyQualificationsRequiredBachelor's degree in Information Systems, Business Analytics, Data Analytics, Computer Science, Finance, Mathematics, or a related field3+ years of experience developing business intelligence or reporting solutionsExperience with Microsoft Power BI, including report development, DAX, Power Query, and data visualization best practicesStrong SQL skills and experience working with relational databasesExperience with data modeling and data transformation conceptsExperience validating and reconciling reporting outputs against source systemsStrong analytical, troubleshooting, and problem-solving skillsStrong interpersonal, verbal, and written communication skills, with the ability to build relationships, interpret business needs, gather requirements, and communicate effectively with both technical and non-technical stakeholdersAbility to manage multiple priorities and work independently in a collaborative environmentPreferredExperience with Yardi, Yardi Data Connect, or similar property management platformsExperience integrating data from multiple systems and data sourcesExperience with APIs, Microsoft Fabric, Azure, or cloud-based reporting environmentsOTA XML data structures - Orion's integration language is XML-based, which is a different skillset than typical REST/JSON API workExperience in multifamily housing, real estate, hospitality, or related industriesCompensation$85,000+/yearIndividual compensation decisions will vary as the annual base compensation range provided is approximate and determined by a variety of factors including but not limited to experience, qualifications, education, and geographic location. AVE also offers additional bonus potential paid out on a monthly and/or quarterly basis (dependent upon the position), which is not included in the base compensation range listed above.
