Property Manager- Student Housing CommunitySalary: $80,000.00 - $85,000.00 per yearLocation: Knoxville, TNJob description:An established student housing apartment community is seeking an experienced Property Manager to oversee daily operations, team leadership, resident experience, and financial performance. This role is ideal for a hands-on manager who thrives in a fast-paced environment and is passionate about building strong onsite culture while driving occupancy and retention.Core ResponsibilitiesManage the overall operations of a student-focused multifamily apartment communityAchieve property performance goals including occupancy, revenue, and expense controlMonitor budgets and implement strategies to improve net operating incomeOversee leasing activity, marketing efforts, and competitive market positioningEnsure timely rent collection, delinquency management, and compliance with housing lawsHire, train, coach, and develop a high-performing onsite teamMaintain strong service standards by tracking work orders and community appearanceAddress resident concerns proactively to support satisfaction and renewalsComplete regular reporting and ensure operational documentation is accurateIdentify operational or financial risks and implement corrective action plans as neededServe as the primary onsite leader communicating with senior leadership and stakeholdersPreferred Qualifications3+ years of progressive experience in student housing property managementPrior experience as a Property Manager strongly preferredKnowledge of leasing strategy, budgeting, and resident retention best practicesExperience with Entrata, Onesite, YieldStar, or similar property management platformsStrong skills in Microsoft Excel (formulas, reporting, sorting/filtering)Excellent leadership, communication, and problem-solving abilityAbility to obtain any required state or local licenses/certificationsCompensation & BenefitsThis full-time opportunity offers competitive pay and a comprehensive benefits package, including health coverage, paid time off, and long-term growth potential within a stable organization.#ZIPDHBGSF is an Equal Opportunity Employer.
