Duties include interior and exterior painting projects and may include the repair of fixtures and equipment; the performance of routine maintenance; performing general cleaning and heavy-duty cleaning duties; notifying management of needs for repairs; and snow & debris removal from walkways, sidewalks and driveways.Travel up to 60 minutes to different job sites and supply stores within New York CityInterior and exterior painting projects utilizing brush/roller and airless paint spraying systemsDrywall repair and minor carpentry projects as neededUtilizing ladder and scaffolding when necessaryPerforms preventive building maintenance duties (i.e., caulks windows & doors, repairs/replaces broken windows, etc.).Ensures that all hazardous conditions are addressed in a timely manner (i.e., snow removal; gathering and removing trash from the premises; debris removal, etc.).Purchases supplies, equipment and materials necessary to complete projects.Assembles and moves furniture, hangs pictures and bulletin boards, moves and sets up tables & chairs, etc.).General and heavy-duty cleaning tasks as needed including steam cleans & shampoos carpets; strips, seals and polishes floorsMove furniture, deliveries, packages and other large items as required.Promptly communicate any facilities or maintenance issues with the building administrator or designee.Perform other duties as required by management teamHigh School diploma or General Education Degree (GED) Two (2) or more years of painting experience Valid New York State driver's license Ability to pass background checks in accordance with Office of People with Developmental Disabilities and New York State Justice Center.Maintenance assignments involve moderate to heavy physical work. There is a frequent need to stand, stoop, walk, lift heavy objects (up to 50 lbs.) and perform other similar actions during the course of the workday. Regularly required to speak clearly and hear the spoken word well. Regularly required to utilize near vision ability to read documents. Regularly required to perform physical maintenance tasks, including operating cleaning and repair equipment, tools, and ladders.
