This Title Agent position is a key part of that effort.Position SummaryAs a Title Agent you support exploration and production by researching, verifying, and documenting ownership rights for mineral, surface, and leasehold estates. Your work provides the foundation for drilling decisions, infrastructure development, and land acquisition.You will complete chain of title from patent to present, prepare readable and defensible reports, and identify irregularities that could impact operations. The ideal candidate brings two to five years of title experience, thrives under clear expectations, and takes pride in delivering client ready work with minimal micromanagement.Key ResponsibilitiesTitle Research and Ownership VerificationConduct thorough title research for surface, mineral, and leasehold estates from patent to presentPull, review, and interpret deeds, leases, assignments, probate, easements, and tax recordsIdentify gaps, discrepancies, and defects in the chain and flag issues early for reviewConfirm lease status including producing, non producing, and held by productionReporting, Analysis, and DocumentationPrepare detailed abstracts, run sheets, and ownership reports in chronological orderClearly separate factual entries from interpretive notesHighlight irregularities such as name variations, date conflicts, and missing instrumentsSummarize curative needs and document issues in a way that helps reviewers, attorneys, and clients understand the situation quicklyDeliver clean, organized, client ready packets using Halo’s templates and formatting standardsTools, Systems, and Research MethodsUse county courthouse sites, online databases, tract indexes, and GIS toolsMaintain organized digital files with hyperlinks, references, and source notesApply best practices and SOPs when starting new projects, including using backchains and shared resourcesNavigate new counties and basins by finding and leveraging local online systems and courthouse supportCommunication and CollaborationCommunicate promptly with project managers, reviewers, and teammates about status, blockers, and progressParticipate in office hours and apply feedback to improve clarity, format, and accuracyMaintain professional and concise written communication through notes, reports, and internal toolsSupport team members by sharing findings, backchains, and county knowledge to reduce duplicate workWhat Success Looks LikeWhile every project is different, success in this role generally follows a progression.Within 30 DaysFully onboarded to Halo systems, project templates, and land record toolsCompleted review of prior project examples to learn structure, formatting, and expectationsHandles basic title assignments with guidance and incorporates initial feedbackCommunicates appropriately using Halo tools and understands when to escalate questionsWithin 90 DaysIndependently completes moderate complexity tracts with review supportUnderstands project goals and adjusts work based on whether it supports leasing, drilling, or acquisitionMeets standard turnaround times while reducing repeat errorsApplies reviewer feedback consistently and begins developing a personal workflowWithin 6 to 12 MonthsOperates with a high level of independence across multiple tracts, counties, or clientsDemonstrates strong understanding of HBP, WI, NRI, and related ownership conceptsProactively identifies resources, contacts courthouses, and resolves research gapsProduces reports that require minimal edits and can be sent to clients with confidenceBecomes a reliable resource for teammates and may be considered for reviewing or advanced assignmentsRequired QualificationsTwo to five years of oil and gas title, land, or abstracting experienceStrong understanding of mineral, surface, and leasehold title including HBP and heirshipAbility to interpret legal instruments such as deeds, leases, conveyances, assignments, and probateExperience with courthouse research, online databases, GIS platforms, and public recordsProficiency with Excel, Google Drive, Word, and basic PDF toolsStrong organizational skills with the ability to produce clear, defensible, client ready reportsExcellent written communication with the ability to explain complex chains clearlyMust operate under a registered LLC or be willing to establish oneWilling to obtain or currently hold an AAPL membershipCulture and Team FitA strong fit for this role is someone who:Works well independently but communicates proactivelyValues accuracy, legal precision, and ethical handling of all recordsStays resilient under deadlines and adapts quickly to new counties or research challengesEnjoys solving complex puzzles and understanding the why behind the workContributes to the team by sharing resources, engaging in office hours, and supporting peersRepresents Halo with professionalism and a positive attitude in all interactionsWhat You Can ExpectMission critical work that directly impacts exploration and production timelinesThe chance to contribute to strategic land development and infrastructure planningFreedom to structure your work without micromanagementA supportive team that shares tools, resources, and knowledgeOpportunities for growth based on performance, from advanced abstracting to review, project management, or curativeLong term project stability where high quality work is valued and recognized
