Commercial Project Manager - General Contractor (Ground-Up & TI)

We are seeking a Senior Commercial Project Manager with proven General Contractor experience to lead ground-up and tenant improvement (TI) projects across the Los Angeles market.This role requires full ownership of projects from preconstruction through closeout, including budgeting, scheduling, subcontractor management, and client coordination. You'll play a critical role in delivering high-quality commercial projects while driving schedule, cost, and performance.ResponsibilitiesLead commercial construction projects from preconstruction through completionDevelop and manage project schedules, budgets, and cost forecastsOversee subcontractor bidding, scope leveling, and buyoutManage contracts, RFIs, submittals, and change ordersPartner with Superintendents to ensure alignment between field execution and project planCoordinate with clients, architects, engineers, and consultantsEnsure compliance with Los Angeles building codes, permitting, and safety requirementsIdentify project risks and drive proactive solutionsLead OAC meetings and maintain strong client communicationManage project closeout, punch lists, and final turnoverRequirements5-10+ years of experience with a General ContractorProven track record managing commercial ground-up and/or TI projectsStrong knowledge of construction scheduling, cost control, and subcontractor managementAbility to read and interpret plans and specificationsExperience managing multiple projects simultaneouslyFamiliarity with Los Angeles permitting processes preferredProficiency in Procore, Bluebeam, MS Project, or similarStrong leadership and communication skillsBenefitsCompetitive base salaryPerformance-based bonusHealth, dental, and vision insurance401(k) with company matchPTO and paid holidays
