Bustos Capital is a growing and dynamic privately owned real estate-based portfolio, and we are seeking a proactive Site Manager to lead our Salt Lake County self-storage facilities. If you have self-storage expertise, a sense of urgency, and the independence to take full ownership of your responsibilities, join our dynamic team and grow with us!Hours:Mon- Fri: 9 AM-5:30 PMSat-Sun: ClosedOn call as neededBenefits:Accrued Paid Time OffQuarterly Bonuses11 Paid Holidays, Paid Birthday Off, 1 Paid "Floating" Holiday$3,600 Annual Tax-Free Reimbursement ( ICHRA)Opportunities for career growthResponsibilities:Self-Storage Management (Primary Focus):Work independently, managing several self-storage propertiesManage all aspects of daily operations for assigned self-storage facilities, including customer relations, leasing, collections, maintenance coordination, and security protocols.Manage and maintain precise records for move-ins, move-outs, delinquent accounts, auctions, and collections, ensuring all information is current and accurate.Coordinate and oversee site projects and maintenancePrepare and follow through on communications, such as market surveys, reports, memos, emails, and invoices.Demonstrate strong knowledge of lien laws and the auction process.Earn and generate 5-star reviews from tenants, vendors, etc.Ensure facility curb appeal meets company standards.Residential Management:Crosstrain with the Residential Property Management team.Assist the Residential Management team with the day-to-day management of residential properties.Conduct property inspections, showings, and manage the leasing process, including application screening and lease preparation.Qualifications:Proven self-storage management experience (minimum 3 years). RequiredSupervisory/Management experience preferredExcellent communication, interpersonal, and customer service skills.Up to 50% of the manager's time is spent walking in and around facilities, including opening large roll-up doors.Exceptional organizational and time-management abilities, with a keen attention to detail.Strong problem-solving and decision-making skills.Ability to work independently and as part of a team.A valid driver's license and reliable transportation.Proficient in MS Office (Excel, Word, and Outlook).Candidates must be authorized to work in the US.Residing in Salt Lake County is highly preferred for this role.A clean criminal background is required.About Company:OUR COMPANY CULTURE"Culture cannot be described in one or two words.
