Job Title: Lead Facilities AssistantDepartment: FacilitiesReports To: Director of Facility OperationsFLSA: Full-Time; Non-ExemptSummaryThe Lead Facilities Assistant supports the Director of Facility Operations by performing a wide range of maintenance, operational and event-support tasks throughout the facility. This role is hands-on, fast-paced and requires a flexible individual who can work effectively across multiple departments and functions. The Lead Facilities Assistant plays a key part in maintaining a safe, efficient and well-organized environment for staff, guests and event participants.ESSENTIAL DUTIES & RESPONSIBILITIES Include the following. Other duties may be assigned.Assist the Director of Facility Operations with facility improvements, repairs and overall maintenanceSupport event operations, including preparation and tear-downProvide assistance to staff with moving boxes, furniture and office equipmentPerform hard-surface maintenance including pressure washing, scrubbing and debris cleanupCollaborate with Seahawks and First & Goal Inc. staff during non-football eventsServe as a versatile resource capable of working across multiple facility functionsAssist with Building Management System (BMS) adjustmentsChange HVAC filters and support HVAC VAV troubleshootingAssist with lighting schedule adjustments and perform ballast changesConduct small plumbing repairs and minor building repairsSupport modular office reconfigurations and workspace adjustmentsPerform painting and general touch-up workAssist with pool and spa maintenance and repairsPerform other duties as assignedQUALIFICATIONS & EXPERIENCETo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.High school diploma or equivalent requiredMinimum one year of facilities maintenance, building operations or custodial experienceExperience performing HVAC preventive maintenanceExperience with minor electrical repairsExperience conducting small plumbing repairsExperience operating BMS systems and lighting control systemsValid driver’s license with a good driving recordAbility to work in a fast-paced environment and under pressureStrong problem-solving abilities with the capability to identify and resolve issuesAbility to multitask and handle diverse daily responsibilitiesStrong teamwork skills with the ability to work effectively with other staffWillingness to work extended hours, including weekends and holidays, depending on event schedulesExcellent written and verbal communication skillsAbility to read, listen, follow instructions and communicate effectively in EnglishWORK ENVIRONMENT & PHYSICAL DEMANDSExposure to a variety of weather conditions may occurRegular use of hands and fingers; frequent reaching with hands and armsRequired to stand, sit, stoop, kneel, crouch, crawl and lift a minimum of 40 lbsRequires prolonged standing and walking throughout the workdayVisual requirements include close vision, peripheral vision and the ability to adjust focusThe above statements are intended to describe the general nature and level of work being performed by the individuals assigned to this position.
