We keep commercial buildings running for property managers, owners, and tenants across the Bay Area and Sacramento through five core services: Building Engineering, Facility Solutions, Special Projects, Janitorial, and Property Assessment. We're a tight, ~25-person team that values people who take ownership, communicate clearly, and take pride in a building that runs right.The RoleAs a Building Engineer, you are the hands-on technical presence at our clients' properties. You'll operate, maintain, troubleshoot, and repair the mechanical, electrical, and plumbing systems that keep commercial buildings safe and comfortable. Some days you're on a preventive maintenance route; other days you're diagnosing a rooftop unit that quit at 2 p.m. on the hottest day of the year. You'll work directly with property managers and tenants, so you're as much a relationship person as a technician.What You'll DoOperate and maintain building systemsPerform scheduled preventive maintenance on HVAC (package units, split systems, VAV boxes, boilers, chillers, cooling towers), plumbing, electrical distribution, lighting, and life-safety equipmentMonitor and adjust building automation / energy management systems (BAS/EMS) for comfort and efficiencyInspect and maintain roofs, drains, sump pumps, backflow devices, water heaters, and domestic water systemsTroubleshoot and repairDiagnose and repair mechanical, electrical, and plumbing failures; determine when a repair is in-house vs. when to escalate to a specialty subcontractorRespond to service calls and after-hours emergencies on a rotating on-call scheduleHandle general building repairs: doors, hardware, drywall, ceiling tile, minor carpentry, and tenant improvement punch-list itemsDocument and communicateLog all work, parts, and time in BuildOps (our field service platform) the same day it's completedCommunicate status clearly to property managers, tenants, and the M5 office; set expectations and follow throughMaintain accurate equipment inventories, PM schedules, and inspection records for each propertySupport the teamIdentify repair and improvement opportunities and pass leads to account managers for quotingCoordinate with vendors and subcontractors on-site; verify work is complete and to standardUphold safety practices (lockout/tagout, PPE, confined space awareness, ladder/lift safety) on every jobWhat You BringRequired3+ years of commercial building engineering or stationary engineering experience (office, industrial, retail, or medical office)Working knowledge of commercial HVAC, electrical (up to 480V), and plumbing systemsAbility to read mechanical/electrical drawings and equipment schematicsEPA Section 608 Universal certificationValid California driver's license with a clean driving recordComfortable using a smartphone/tablet for work orders, photos, and time trackingAbility to lift 50 lbs, climb ladders, work on rooftops, and stand/walk for extended periodsStrong customer service instincts — you can explain a problem to a property manager in plain EnglishNice to HaveChief Engineer or Lead Engineer experienceBOMI, IUOE, or trade school courseworkExperience with BAS platforms (Trane, Johnson Controls, Honeywell, Siemens, or similar)Backflow tester certification, boiler/unfired pressure vessel experience, or generator/ATS familiarityFamiliarity with BuildOps or another field service management platformBilingual English/SpanishScheduleMonday–Friday, typically 7:00 a.m. – 3:30 p.m.Rotating on-call for after-hours and weekend emergenciesTravel between client properties in the Bay Area and Sacramento region (company vehicle or mileage reimbursement)Compensation And BenefitsHourly pay depending on experience, with overtime eligibilityMedical, dental, and vision coveragePaid time off and paid holidaysCompany vehicle or vehicle allowance, phone, and toolsPaid training and certification reimbursementGrowth path to Lead / Chief Engineer as our Building Engineering department expands
