When these leaders have the opportunity to succeed, their communities, their residents - and our country - thrive.Position SummaryThe Business Development Officer - Eastern Region (BDO) will build and maintain strategic relationships in the communities where we work and source transactions for the Community Development Lending (CDL) team in the Washington, DC Metro Area, New York City Metro Area, and Detroit Metro Areas. The BDO will work with strategic partners, borrowers, real estate professionals, and other stakeholders in our core sectors of affordable housing, education, health care, and food systems to identify transactions that align with the Momentus lending strategy, credit policy, underwriting guidelines and help us to achieve our mission and impact goals. The BDO will be responsible for maintaining and deepening our market presence and expanding access to loan capital through robust deal screening and creative loan structuring. The BDO will be familiar with Momentus Capital's broader spectrum of capital tools in order to cross-market our small business loan programs, impact investment products, capacity building programs, and business advisory services and refer appropriate opportunities to Momentus Capital's other capital deployment teams.The Eastern Region BDO is an employee of Capital Impact Partners and part of the CDL team and will report to the Director of Business Development. While the position is remote, candidates residing in the Washington, DC Metro Area, New York City Metro Area, and Detroit Metro Areas are strongly preferred, with the greatest prioritization given to those residing in the Washington, DC Metro Area.Essential ResponsibilitiesMarket Engagement and Relationship Management:Market and promote Capital Impact Partners' Community Development Lending products to real estate and small business prospects, community lenders, community partners, and other financial institutions across our core markets in the DC Metro, NYC Metro, and Detroit Metro AreasIdentify, foster, and maintain relationships with partners, borrowers, prospects, and other community stakeholders within our sectors and across the aforementioned marketsManage CDL loan pipelines in the Eastern Region, specifically in the DC Metro, NYC Metro, and Detroit Metro AreasRespond to all CDL loan inquiries in the Eastern Region in a timely mannerPresent to groups, engage with individuals, and positively represent Momentus at conferences, webinars, groundbreakings, and other business and industry functionsMonitor market trends and opportunitiesGather data (both qualitative and quantitative) about product and service offerings and identify areas for improvementAssist with the development and implementation of products, services, and special initiatives within assigned marketsHelp coordinate information sharing and collaboration across Momentus teams in the Eastern RegionDemonstrate a firm understanding of the entire Momentus Capital loan suite of products and services and collaborate with other Momentus capital deployment teams on cross-marketing opportunities and optimizing financing solutions and customer experiencesAssist Marketing and Communications team in producing communications about our lending and impact in assigned marketsEnsure that communications and promotional materials remain accurate and up to dateAssist Compliance team in reporting to funders and investors on specific lending programs in assigned marketsSupport Fundraising team in preparing and responding to grant applications and request for proposalsPrequalify and Structure Loans:Identify, meet, and screen potential borrowers and their community development projectsEstablish clear and appropriate expectations with prospective borrowers through discussion and explanation of lending products, programs, and processesPre-screen, compile, structure, and analyze loan applications for eligibility, credit worthiness and repayment ability using established credit policy and underwriting guidelinesProvide business history, management, loan purpose and eligibility narrative within loan processesDetermine loan eligibility based on any geographic, impact, or business strategy specific requirementsDetermine credit worthiness based on review of cash flow and credit history and ensure prospects will meet basic credit criteriaIdentify major risks and other considerations to assist credit approvers in making loan decisionsPerform preliminary loan structuring, propose terms, and secure preliminary approval from lending and credit approvers to proceed to underwritingPrepare Letters of Interest and/or Term Sheets, communicate proposed terms to prospective borrowers, and negotiate terms as appropriateManage smooth transition of loan prospects to Loan Officers and/or UnderwritersWork with Loan Officers, Underwriters, and other team members to help resolve relationship, loan structuring, and credit challenges that may arise with transactions in the Eastern RegionAssist with loan screening in other geographic markets on an as-needed basisAssist with credit memos on an as-needed basisRequirementsProfessional Skills, Education and ExperienceBachelor's degree or advanced degree in business or public administration, finance, real estate, or related field preferred; education level will be considered on a holistic basis taking into account both education and work experienceMinimum of 3-5 years of lending experience; mission-driven work is a plusExperience in community development or real estate finance, including credit analysis, deal structuring, underwriting, and due diligenceKnowledge in at least one of the following sectors is required: affordable housing, education, health care, or healthy food; knowledge of affordable housing is preferredFamiliarity with federal, state and local community development programs, particularly programs that finance affordable housing, education, healthcare, and/or grocery facilities or real estate projectsExperience with Community Development Financial Institutions (CDFIs) and/or New Markets Tax Credit (NMTCs) is a plusStrong sales and communications skills, including public speakingAbility to perform basic financial statement analysis is requiredDemonstrated ability to prioritize and manage multiple projects with multiple stakeholders to advance transactions forward internally, meet tight deadlines, and coordinate and communicate effectively across all levels of an organization and externally to market constituentsDemonstrated strong commitment to the Momentus Capital missionThe position requires computer literacy/proficiency in a PC environment using Google, Microsoft Office, Adobe Acrobat, and Salesforce. The ability to learn and adapt to a changing IT environment is requiredSelf-motivated, dedicated, and flexible, with strong time management and collaboration skills; demonstrated ability to perform independently and as part of a teamAbility to travel up to 30%BenefitsThe salary range for this position is $98,780 - $145,000 and may be eligible for an annual discretionary incentive.Structure A- $98,780 to $130,000 All locations except structures B & CStructure B- $109,756 to $135,000 Washington D.C, Maryland, Virginia (DMV), non-Bay Area CA markets, and MassachusettsStructure C- $120,403 to $145,000 New York, New Jersey, and the Bay AreaThis role is eligible to work remotely, or hybrid out of one of our offices if preferred.All employees must be legally authorized to work in the United States.
