Sr. Sales Consultant - On Your Lot Specialist

We are seeking a highly motivated, self-driven Senior Sales Consultant to lead sales efforts in the semi-custom and on-your-lot homebuilding segment, with typical home prices ranging from $1.0M to $2.0M+.This role operates as a trusted advisor, guiding buyers through a complex, high-value purchase process that includes homesite evaluation, floorplan customization, pricing alignment, and construction feasibility. The ideal candidate thrives in a self-starter environment, builds their own pipeline, and consistently delivers a high-touch, concierge-level customer experience.________________________________________KEY RESPONSIBILITIESLead Generation & Pipeline Development• Independently build and manage a consistent pipeline of qualified prospects• Develop and execute a proactive lead generation strategy beyond model traffic• Generate leads through relationships with Realtors, past clients, community connections, and personal networks• Maintain consistent outbound prospecting activities (calls, meetings, events, follow-ups)• Track all leads, appointments, and communications within CRM (Lasso) within 24 hours• Maintain a balanced pipeline across all stages of the sales funnel________________________________________Consultative Sales Execution• Guide buyers through the semi-custom homebuilding process from initial inquiry to contract• Help clients align vision, budget, and feasibility early in the decision-making process• Educate buyers on floorplans, structural options, pricing trade-offs, and timelines• Navigate longer sales cycles with consistent, value-driven follow-up• Secure commitments through contracts, deposits, or scheduled next steps________________________________________Financial & Project Alignment• Confidently discuss budgets in the $1M–$2M+ range• Partner with preferred lenders to pre-qualify buyers and structure financing• Educate clients on total project cost including base price, lot, site work, and upgrades• Identify and communicate cost drivers early in the process________________________________________Realtor & Strategic Relationship Development• Build and maintain relationships with top-producing Realtors in luxury, relocation, and land segments• Develop referral partnerships with land brokers, architects, and designers• Host events, presentations, and private tours to generate new business________________________________________On-Your-Lot (OYL) Sales• Educate prospects on the full on-your-lot building process from land evaluation through construction• Qualify land ownership or assist buyers in identifying suitable homesites• Conduct preliminary site feasibility discussions including utilities, grading, setbacks, and access• Collaborate with internal teams and vendors to develop preliminary site cost estimates• Clearly communicate variables and risks associated with site development• Guide clients through feasibility before moving to contract• Coordinate with landowners, engineers, municipalities, and vendors as needed• Build and maintain a pipeline of landowners and OYL-specific prospects• Develop relationships with land brokers, surveyors, engineers, etc. ________________________________________Market & Inventory Management• Maintain strong knowledge of community offerings, inventory homes, and available homesites• Perform competitive market analysis and provide recommendations• Ensure model and spec homes are presented at the highest standard________________________________________Customer Experience• Deliver a high-touch, concierge-level experience aligned with a luxury purchase• Build strong relationships and understand each client’s goals and story• Proactively communicate throughout the sales and construction process• Partner with construction, design, and lending teams to ensure a seamless experience________________________________________Operational Excellence• Maintain accurate and timely documentation of contracts and deposits (within 24 business hours)• Attend and actively participate in all sales meetings• Maintain and audit online listings (MLS, website, etc.) for accuracy• Manage backlog and assist in facilitating the mortgage and closing process________________________________________PERFORMANCE EXPECTATIONS• Meet and exceed monthly, quarterly, and annual sales goals• Maintain strong conversion rates across all stages of the sales funnel• Demonstrate consistent pipeline growth and activity levels• Take full ownership of personal results and performance________________________________________REQUIRED SKILLS & QUALIFICATIONS• 3+ years of sales experience (new home sales or real estate preferred)• Strong self-starter with high personal accountability• Proven ability to generate business independently• Excellent communication, organization, and follow-up skills• Ability to manage multiple complex transactions simultaneously• Strong consultative selling and negotiation skills• High emotional intelligence and professionalism with high-value buyers• Ability to thrive in an evolving, fast-paced environment________________________________________PREFERRED QUALIFICATIONS• Active Real Estate License• Experience with semi-custom or on-your-lot homebuilding
