Service Line Director

Position OverviewAs a Service Line Director, you will lead and oversee an assigned affordable housing service line with full accountability for operational performance, financial results, client relationships, and regulatory compliance. This hybrid leadership role requires strong business acumen, executive presence, and deep affordable housing expertise to ensure successful delivery across a portfolio of engagements. You will partner closely with executive leadership while leading Project Managers and delivery teams to drive revenue growth, profitability, audit readiness, and long-term client success.Key Responsibilities* Own revenue, gross margin, profitability, and overall P&L performance for the service line* Lead, coach, and evaluate Project Managers and delivery teams* Oversee contract performance, timelines, staffing, budgets, and service quality* Ensure compliance and audit readiness across HCV, LIHTC, PIH, SEMAP, HQS/NSPIRE engagements* Build and maintain executive-level client and stakeholder relationships* Present confidently in Board-level and politically sensitive environments* Identify operational risks and implement scalable process improvements* Partner with Finance and Executive Leadership on forecasting, reporting, and strategic planning* Manage service line documentation, reporting, contracts, invoicing, and compliance records* Drive operational excellence, accountability, and long-term service line growthRequirements* Bachelor's degree required (Master's preferred) or equivalent executive-level experience* 10+ years of affordable housing administration experience* 5+ years managing managers or senior leaders* Direct experience with HUD programs including HCV/PBV, Public Housing, PIH, LIHTC, PBRA, and SEMAP* Strong financial management and P&L accountability experience* Experience overseeing large or complex housing portfolios preferred* Excellent leadership, communication, and client relationship management skills* Ability to travel 50-80% based on project requirementsPreferred Certifications* Affordable Housing certifications (HCV, LIHTC, PIH, SEMAP, etc.)* Project Management certification (PMP or CAPM)Equal Opportunity NoticeHighspring LLC (d/b/a Vaco by Highspring) and its parents, affiliates, and subsidiaries ("we," "our," or "Vaco by Highspring") are committed to the full inclusion of all qualified individuals and does not discriminate against any employee or applicant for employment because of race (including but not limited to traits historically associated with race such as hair texture and hair style), color, sex (includes pregnancy or related conditions), religion or creed, national origin, citizenship, age, disability, status as a veteran, union membership, ethnicity, gender, gender identity, gender expression, sexual orientation, marital status, political affiliation, or any other protected characteristics as required by applicable law.
