Lease Compliance Administrator Direct Hire; up to $67KOrlando, FL 32801Seeking a Lease Compliance Admin to join a great commercial real estate firm located in downtown Orlando, FL! The Lease Compliance Administrator is responsible for the complete and accurate abstraction, set-up and ongoing administration of property, lease and loan documentation across multiple systems for the property portfolio. This role ensures tenant compliance with lease terms across the assigned portfolio, including rent payments, financial reporting, and adherence to real estate tax and insurance requirements. This includes the preparation and execution of billings, reconciliations, and rent escalations to ensure accuracy and consistency across the portfolio.ESSENTIAL DUTIES AND RESPONSIBILITIESReview of documentation including, but not limited to Lease Agreements, Amendments, Assignments, Loan Agreements, Development Agreements, Closing Statements, Appraisals, Environmental Reports, Commitment Letters, etc.Abstract, input and maintain accurate property, lease, and loan data within various systems.Responsible for the billing and receipt of rent and other payments due under the terms of the lease and assist with the collection of past due receivables. Responsible for real estate tax matters for NNN's property portfolio:Monitor and update reporting of delinquent tax notices, working closely with NNN's tenants and 3rd party service provider.Preparation of reconciliations, reimbursements, and related billings in accordance with the lease provisions, as assigned.Support Legal department by reviewing the tax bills and tax information sheets for property closings.Prepare rent escalations (CPI-based and percentage rents) for NNN's tenants.Responsible for tenant insurance compliance and property claims reporting:Prepare tenant insurance reconciliations, calculate reimbursement, and generate related billings and invoices as required under the lease.Procure, review, and monitor tenant insurance certificates for assigned tenants.Assist with insurance claims reporting and the monitoring of impacts from natural disasters and casualty events.Responsible for procuring tenant financials and sales for assigned tenants.Assist with the preparation of various tenant communications, including monthly rent reminder letters and default notices as required.Collaborate with internal departments, including Accounting: lease billings, sales tax, accounts receivable and collection matters, and other lease matters as necessary Legal Asset ManagementAssist with maintaining complete and accurate lease compliance procedures, guidelines, and internal controls documentation.Assist with periodic reporting and projects as needed.CORE COMPETENCIESAbility to Learn QuicklyInitiativeInterpersonal / Written / Verbal Communication SkillsDetail OrientedProblem Solving / Analytical SkillsStrong Organizational SkillsAbility to Multi-Task and Prioritize WorkDecision Making AbilitySUPERVISORY RESPONSIBILITIESThis job does not have supervisory responsibilities.EDUCATION AND/OR EXPERIENCEAssociate degree from an accredited college or university and two plus years related experience; or equivalent combination of education and experience.Experience with Oracle E-Business Suite (A/R and Property Manager) and Microsoft Office Suite a plus.CERTIFICATES, LICENSES, REGISTRATIONSNone Required#BGTA#ZIPTA
