Position Summary:The Development Project Manager is responsible for coordinating architectural review processes, managing development-related construction projects, supporting the Corporate Director of Real Estate Development & Construction with projects for affiliated corporate entities, and serving as a primary point of contact between the developer, Property Owner’s Association (POA), property owners, contractors, and stakeholders. This role ensures consistent execution of development standards, timely delivery of construction projects, and effective communication across all parties involved in the community’s and corporation’s growth and operations.Key Responsibilities:Architectural Review Committee (ARC) LiaisonServe as the primary liaison between the developer, homeowner, homebuilder, home design team and Architectural Review Committee.Ensure builders and homeowners receive the appropriate checklist and architectural guidelines.Manage and administer the architectural review process, ensuring timely receipt, review, and approval of design submittals.Organize all submittals received from builders, homeowners and design teams into electronic folders for the Architectural Review Committee to review.Communicate ARC decisions, design guidelines, and required revisions to property owners, builders, and designers.Maintain accurate records of submittals, approvals, variances, and compliance matters.Support updates to architectural guidelines, development standards, and enforcement procedures.Inspect builder’s jobsites to ensure cleanliness and appropriate progress.Review mockup walls for accuracy and document mock-up walls in appropriate electronic folders for the Architectural Review Committee to review.Development Project ManagementPlan, coordinate, and oversee community development construction projects such as infrastructure improvements, amenities, landscape installations, and repairs.Assist with budgeting, scheduling, consultant coordination, contractor procurement, and contract administration.Monitor site progress, quality, safety, and compliance with plans, specifications, and development standards.Prepare project reports, timelines, and status updates for the developer and POA leadership.Coordinate with engineers, contractors, consultants, and municipal agencies as required.Complete all other tasks assigned by Director of Real Estate Development and ConstructionSupport for Corporate Real Estate Development & ConstructionAssist the Director of Real Estate Development & Construction with managing construction projects for other corporate entities.Help coordinate project timelines, vendor selection, budgets, and permitting for off-site or non-community development projects.Provide field oversight, site evaluations, and progress updates on behalf of the Director Real Estate Development and Construction.Ensure alignment between corporate standards, project objectives, and construction execution across all assigned projects.Complete all other tasks assigned by Director of Real Estate Development and Construction.POA Point of Contact & Community SupportServe as a knowledgeable and responsive contact for property owners regarding development standards, construction activity, and community guidelines.Address questions, concerns, and escalations related to architectural compliance and development projects.Assist the POA with community communication such as project updates and notices.Support POA maintenance efforts, vendor coordination, and planning where development activities intersect with community operations.Identify and remedy POA violations.Inspect the neighborhood daily to ensure that construction sites are kept clean and orderly per Declaration of Covenants, Conditions, and Restrictions.Inspect the neighborhood daily to identify if any utility or infrastructure work is being performed in the right-of-way. If work is present, obtain information on the work being performed and coordinate with others (i.e. – Miramont Director of Agronomy) to minimize the impact to the development infrastructure.Responsible for visually inspecting the neighborhood on a regular basis to ensure that Landscaping and Maintenance items are both aesthetically pleasing and functional. All issues should be reportedResponsible for reporting any issues to the city that are in need of repair or replacement. Examples include street signs, light and light poles, road repair etc.QualificationsBachelor’s degree in construction management, real estate development, architecture, engineering, urban planning, or a related field (preferred).3–7 years of experience in development project management, construction administration, master-planned community operations or construction project management.Experience working with architectural review processes or community association management (preferred).Strong ability to read and interpret architectural drawings, construction documents, plats, and site plans.Proficiency in project management software (preferred) and Microsoft Office Suite.Ability to manage multiple projects and deadlines in a dynamic environment.Key Traits for SuccessExcellent organizational, communication, and customer-service skills.Professionalism and strong interpersonal skills when working with property owners and stakeholders.Detail-oriented with consistent follow-through and documentation habits.Ability to balance developer, POA, and corporate priorities while upholding community standards.Strong problem-solving abilities and a collaborative team mindset.Conflict resolution
