Job Summary
CBC Mortgage Agency is seeking an experienced and detail-oriented Mortgage Loan Closer & Funder to join our operations team in a hybrid capacity. In this dual-function role, the successful candidate will be responsible for managing the closing and funding of residential mortgage loans from closing documents preparation through disbursement, ensuring accuracy, compliance, and an exceptional experience for all parties involved. This role requires a thorough understanding of mortgage loan documentation, regulatory requirements, and funding processes, as well as the ability to manage a high-volume pipeline with precision and professionalism.
Hybrid Work Structure:This role is based in our South Jordan, Utah headquarters, with flexibility for a hybrid schedule (combining in-office and remote work) after the initial onboarding period.
Key Responsibilities
Closing
Prepare and review closing disclosure documents, closing packages, and all required loan documentation in accordance with investor guidelines and regulatory requirements.
Coordinate closing dates, times, and logistics with borrowers, title companies, settlement agents and attorneys, and loan officers.
Ensure all conditions of approval have been satisfied prior to closing and that loan files are complete, accurate, and compliant.
Review executed closing packages returned from settlement agents for accuracy and completeness
Communicate proactively with internal teams and external partners to resolve any outstanding issues prior to and at closing.
Funding
Review funded loan packages to verify all documents are properly executed and all closing conditions have been met.
Authorize and initiate wire transfers for loan funding in accordance with company policy and investor requirements.
Reconcile funding figures including loan proceeds, escrow amounts, and fees to ensure accuracy prior to disbursement.
Coordinate with team members responsible for collateral delivery to warehouse lenders, and those responsible for document package delivery to investors, to ensure timely fundings and loan delivery.
Maintain detailed and accurate records of all funded loans and ensure timely submission to post-closing and secondary market teams.

General
Assists with the submission of FHA case binders as needed.
Monitor and manage a pipeline of loans through closing and funding stages, prioritizing to meet rate lock expirations and closing deadlines.
Ensure full compliance with RESPA, TRID, and all applicable federal, state, and investor guidelines.
Identify and escalate potential issues or discrepancies in a timely manner.
Collaborate cross-functionally with underwriting, processing, compliance, and secondary market teams.
Maintain a thorough working knowledge of FHA, conventional, and down payment assistance loan programs.
Qualifications
Minimum of 25 years of experience in mortgage loan closing, funding, or a combined closing/funding role.
Strong working knowledge of TRID, RESPA, and federal and state mortgage lending regulations.
Experience with FHA loan programs and Ginnie Mae guidelines preferred.
Proficiency with loan origination and doc generation systems (LOS); LendingPad and DocMagic preferred.
Demonstrated ability to manage a pipeline while maintaining accuracy and meeting deadlines.
Excellent written and verbal communication skills with the ability to interact professionally with borrowers, settlement agents, title companies, and internal stakeholders.
Strong organizational skills and keen attention to detail.
Ability to work independently in a hybrid environment while remaining a collaborative and engaged team member.
Work Environment
This position will be hybrid with a combination of remote work and working onsite in office according to arranged schedule as well as deemed by management and business needs. Hybrid and remote employees are required to be readily available by telephone and video conference during normal business hours.
Physical Requirements:
Prolonged periods of sitting at a desk.
Must be able to lift up to 15 pounds at times.
Position Type/Expected Hours of Work
This is a full-time position, hours of work and days are Monday through Friday, 8 a.m. to 5 p.m. with occasional evenings as job duties demand.
Travel
No travel expected.
Education and Experience
High School Degree/GED or greater.
Minimum of 25 years of experience in mortgage loan closing, funding, or a combined closing/funding role.
Must have full knowledge and compliance understanding of RESPA, TRID, and all applicable federal, state, and investor guidelines; as well as FHA loan programs and Ginnie Mae guidelines.
