Superintendent / Residential Project Manager

The Superintendent / Project Manager provides hands-on leadership of all on-site construction activities for complex projects, with a strong focus on daily field control of subcontractors, safety, quality, schedule, and site logistics. This role is responsible for driving execution through detailed look-ahead planning, coordination of inspections, management of site access, and proactive risk mitigation to keep projects on track for the rebuilding of homes in the Los Angeles Palisades area.As the primary field leader, the Project Manager / Superintendent ensures work is performed safely, meets QA/QC standards, and is delivered on time while maintaining strong client confidence. They serve as the main point of contact for owners, inspectors, and project stakeholders, while mentoring field staff and leading subcontractor performance from mobilization through closeout.Project Types: Residential, New BuildTravel: NoneOn-site: 100%Location: Los Angeles, CAEssential Duties And ResponsibilitiesOversee all onsite construction activities and field operationsDirect subcontractors, vendors, and field crews to maintain productivity and progressEnsure projects stay on schedule and meet key milestonesScheduling & CoordinationDevelop and manage short-term look-ahead schedules aligned with the master project scheduleCoordinate material deliveries, equipment, and labor to maintain workflowIdentify potential issues early and implement solutions to avoid delaysSafety LeadershipEnforce company safety policies and OSHA complianceConduct daily safety meetings, site inspections, and job hazard analysisEnsure proper PPE use and maintain a strong safety culture onsiteQuality ControlEnsure work is performed according to plans, specifications, and quality standardsPerform regular jobsite walkthroughs and inspectionsCoordinate required inspections, testing, and quality control proceduresSubcontractor ManagementManage subcontractor performance, scope execution, and schedule adherenceCoordinate trades to prevent conflicts and maintain project flowAddress field issues and escalate discrepancies when necessaryProject DocumentationMaintain daily reports including manpower, progress, weather, and safety updatesCommunicate field updates and issues to the Project ManagerAssist with RFIs, change orders, and field directives as neededProject CloseoutManage punch list completion and final inspectionsCoordinate site demobilization and project turnoverSupport delivery of as-builts, O&M manuals, and final documentationQualificationsBachelor’s degree in Construction Management or related field preferred10+ years of construction experience, including 3+ years as a Superintendent for a General ContractorExperience managing commercial construction projectsExcellent client liaison, project lead, and relationship building skills.Strong knowledge of construction methods, scheduling, and subcontractor coordinationExperience with Procore, Microsoft Office, and construction scheduling software (MS Project or Primavera P6 preferred)Excellent leadership, communication, and problem-solving skillsOSHA 30 certificationFirst Aid / CPR certification (or ability to obtain)General Contractor license or LEED experience is a plusAbout SevanSevan Multi-Site Solutions is a veteran-owned business that provides construction, program management, real estate & site development, and architecture & engineering services for restaurant, grocery, fuel and convenience store, retail, and government sectors nationwide.
