Apartment Maintenance Supervisor

Job DescriptionWe are looking for a dedicated and experienced Apartment Maintenance Supervisor for a permanent position for our client. This role is critical in maintaining the overall functionality and safety of our rental properties, ensuring that our residents have a well-maintained and comfortable living environment.Key Responsibilities:Oversee and coordinate maintenance activities for the apartment community, including both preventative and emergency repairs. Troubleshoot and repair issues related to HVAC, plumbing, electrical, appliances, and structural components. Prioritize and complete maintenance requests and work orders in a timely and efficient manner. Manage and coordinate vendor and contractor work for specialized repairs. Maintain an organized inventory of supplies and equipment, ordering parts as needed. Ensure the property’s grounds, common areas, and amenities are clean, safe, and well-maintained. Supervise and lead the maintenance team, providing training and guidance as needed. Implement safety procedures and ensure compliance with all local, state, and federal building codes. Perform other duties as assigned by property management. Qualifications:Previous experience in property maintenance or a related field, with a strong understanding of apartment maintenance operations. Proficiency with a variety of tools and equipment used in building and maintenance work. Solid knowledge of HVAC, plumbing, electrical systems, and general building maintenance. Strong leadership skills with the ability to manage and motivate a team. Excellent problem-solving abilities and attention to detail. Ability to handle a physical workload, including lifting, bending, and working in various weather conditions. Strong organizational and time management skills to meet deadlines effectively. Strong communication skills to interact professionally with residents, team members, and vendors. Preferred Qualifications:Certifications in HVAC, electrical, or plumbing are a plus. Experience in supervising a maintenance team in a multi-family or apartment community. Familiarity with maintenance management software and work order systems.
