Role and Responsibilities Overview The Maintenance Technician is essential to keeping the community safe, functional, and comfortable for residents. This role is responsible for completing day-to-day maintenance requests, supporting preventive maintenance, and ensuring apartments and common areas meet quality and safety standards. You'll work closely with the Maintenance Supervisor and on-site team to respond to service requests, prepare units for move-in, and address issues before they escalate. Success in this role means faster response times, fewer repeat issues, safer buildings, and residents who trust that concerns will be handled promptly and professionally. Maintenance & RepairsComplete work orders and service requests in a timely and professional mannerPerform routine repairs and maintenance including plumbing, electrical, carpentry, painting, appliance repair, and HVAC support (as qualified)Troubleshoot maintenance issues and determine appropriate corrective actionsSupport preventive maintenance programs to reduce equipment failure and emergency repairs Unit Turnover & Property UpkeepPrepare vacant apartments for move-in, including repairs, painting, and inspectionsMaintain common areas, building systems, and exterior spaces to company standardsIdentify and report safety hazards or building issues promptly Safety, Compliance & CollaborationFollow all safety procedures and use tools and equipment properlyRespond to on-call maintenance emergencies as scheduledCoordinate with supervisors, vendors, and property staff as neededCommunicate clearly with residents regarding maintenance work and timelines QualificationsHands-on experience performing general maintenance or repairsAbility to troubleshoot problems and work independently when neededStrong attention to detail and commitment to safetyProfessional, respectful communication with residents and team membersReliable attendance and willingness to support on-call coverage Education & Experience:High School Diploma or equivalent requiredPrior experience as a maintenance technician or in a skilled trade preferredKnowledge of basic plumbing, electrical, carpentry, and appliance repairHVAC, EPA Universal Certification, or other trade certifications are a plusAbility to learn property systems and maintenance tracking tools Work Environment & Physical Requirement:On-site residential and building environmentsRegular walking, climbing stairs, bending, lifting, and working in varying weather conditionsAbility to lift, carry, push, or pull up to 50 poundsAbility to use hand tools, power tools, and maintenance equipment safely Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions Perks & Benefits: We offer a comprehensive benefits package designed to support your health, financial well-being, and work-life balance. This compensation range is specific to the State of New York and includes the range of factors considered in making compensation decisions including but not limited to skill sets; experience and training; certifications; etc. We would not anticipate that the individual hired into this role would be near the top end of the compensation range, but that decision will be dependent on the facts associated with each specific individual's relevant experience for the role.
