SUMMARY
The Project Executive is responsible for leading multiple construction projects from inception through completion, ensuring successful delivery of services to the client. This role serves as the primary liaison between Kajima and the client, ensuring alignment with project goals, timelines, and financial expectations.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
1. Lead and coordinate all phases of project delivery including design, estimating, procurement, engineering, construction, and post-construction.
2. Ensure the master progress schedule is established and maintained, incorporating dates and times, for owner decisions, availability of design information, procurement of materials and subcontracts, lead times for fabrication and field installation.
3. Establish and maintain effective relationships with the Client and Kajima project team and their various subcontracted services.
4. Execute projects in conformance with all contract documents and achieve expected financial results.
5. Ensure that the Companys standard of quality is established and maintained throughout the project.
6. Effectively organize, manage and train the field and office staff of the project.
7. Ensure that all requirements of insurance, safety, labor relations and Equal Employment Opportunity are met.
8. Manage the process of preparing applications for payment by the owner, and ensure that they are properly submitted, payments promptly received, and funds are properly disbursed.
9. Keep management informed as to the progress of the project, its financial and cash positions, and status of current Client relations.
11. Adhere to and positively support the companys safety policy as set forth in the companys Safety Manual.
12. Perform additional assignments assigned by the Business Unit Leader or Senior Vice President of Operations.
13. Function in either a Design/Build or General Contractor role.
14. Receive and collaborate a project leads from Business Developers and follow them through to a successful sale.
15. Lead and manage the entire project team; Preconstruction, Design, and Construction Operations.
QUALIFICATIONS:
1. A Bachelors degree in Construction Management, Engineering, Architecture, and at least fifteen years of Design/Build Construction experience required.
2. Extensive building construction and interior experience complimenting non-engineering or architectural training is also appropriate.
3. Strong background in pre-construction and construction services for a variety of building construction types is desirable.
4. Extensive knowledge of construction cost, scheduling, estimating and engineering principles and techniques.
5. Knowledge of various design and construction means, methods and materials.
6. Proven leadership, communication, and interpersonal skills.
7. Must be eligible to work in the United States and does not require sponsorship.
8. Must be proficient in Japanese (speaking, reading, and writing). This role requires regular communication with Japanese speaking clients, partners, and internal teams.
The base salary range for this position is $180,000.00 - $220,000.00 annually. Actual compensation will be determined based on experience, qualifications, and other job-related factors permitted by law. This range represents the anticipated salary for this position at this time. Details about eligibility for bonus compensation (if applicable) will be finalized at the time of offer.
