FLSA Exemption: Exempt, salaried
Reports to: Vice President of Construction
Job Description: The Project Manager is responsible for overseeing construction projects from conception to completion, ensuring that each project is completed on time, within budget, and to the highest quality standards.
Primary Duties:
Coordinate with clients, architects, engineers, and subcontractors to establish project requirements and specifications
Create and maintain project schedules
Monitor project expenses and financial performance, identifying and addressing any changes in the budget
Negotiate contracts with subcontractors and suppliers to optimize project costs
Prepare project budgets and cost estimates ensuring cost-effectiveness
Lead and motivate project teams, including construction crews, subcontractors, and support staff
Conduct regular meetings with project stakeholders to provide updates, address concerns, and resolve issues
Serve as the primary point for clients throughout the duration of the project
Provide regular updates on project progress, addressing any questions or concerns
Identify potential risks and obstacles that may impact project delivery or performance
Develop strategies and plans to minimize disruptions and delays
Monitor projects closely
All other duties as assigned
Experience & Skills:
Bachelor’s degree in construction management, engineering, architecture, or related field preferred
PMP certificate preferred
5+ years of applicable experience
Proven experience in project management
Strong knowledge of construction processes, techniques, and materials
Excellent leadership and interpersonal skills
Exceptional organizational and time management skills
Proficiency in project management software and tools
Ability to multitask and prioritize tasks effectively
Knowledge of building codes, regulations, and safety standards
Physical Requirements:
This position requires frequent walking, standing, and climbing stairs in/around construction site, apartment homes, models, and properties
This position requires working outdoors in all weather conditions (to include but limited to, rain, snow, heat, hail, wind, and sleet), around hazardous chemicals, dust, dirt, and other particulates
Must have the ability to read and comprehend large quantities of information, operate computer equipment, speak, hear, bend, stoop, reach, lift, move, and carry up to 60 lbs. independently
Regularly required to sit, stand, bend, reach, and move about office setting
