Director of OccupancyLocation: Chicago, ILWork Type: OnsiteEmployment Type: Full-Time, Contract-to-HirePay Rate: $40-$45/ hrBenefits: For eligible employees, Medical, Dental, Vision, and 401(k) are available.Position OverviewThe Director of Occupancy oversees leasing, applicant intake, eligibility, and resident retention to achieve occupancy and cash flow goals across an affordable housing portfolio while ensuring regulatory compliance.Key ResponsibilitiesManage leasing, waitlists, applications, eligibility determinations, and vacancy trackingLead outreach for available rental units, including events and housing fairsSupervise and support occupancy-related staff, including hiring, training, and performance managementEnsure compliance with Fair Housing laws, local ordinances, and affordable housing regulatory programs (HUD, IHDA, LIHTC, etc.)Coordinate with Asset Management, Compliance, Facilities, and Finance on operations, reporting, and budgetsSupport resident retention efforts and connections to resident servicesMaintain relationships with community partners, agencies, and stakeholdersSubmit required internal and external reportsMust-Have QualificationsIllinois Broker’s License RequiredMinimum 7 years of experience in real estate portfolio or property managementSupervisory experienceExperience with affordable housing regulations and compliance programsExperience with budgets, leasing, and financial performanceProficiency with Word, Excel, Yardi, and related systems
