Location: Tulsa, OK (statewide field travel)Job Type: 1099 Contract (with potential conversion to W2 in the future)Work Model: Hybrid — office-based when not in the field; remote flexibility 1–2 days/week based on project needsIndustry: Transportation / Infrastructure / Right of WayAbout the RoleWe are hiring a Right of Way (ROW) Acquisition Agent / ROW Negotiator to support ODOT/OTA transportation projects across Oklahoma. This role supports the full ROW lifecycle—acquisition, relocation coordination, and condemnation support—with strong documentation, landowner communication, and schedule-driven delivery. This is a 1099 contractor role with the opportunity to convert to a W2 employee position in the future for high performers as workload and program structure evolve.Alternate Titles: ROW Negotiator, ROW Acquisition Specialist, ROW Agent, Right of Way AgentWhat You'll DoAcquire ROW for transportation projects, including fee title, permanent easements, temporary construction easements (TCEs), access/driveway rights, and related property interests.Conduct landowner outreach, explain project impacts, present offers, and lead negotiations; maintain clear notes and contact logs.Coordinate with survey/engineering, title, appraisal/valuation, utilities, and project controls to keep parcels moving and resolve issues.Support relocation activities as applicable (residential and/or business), including coordination and documentation consistent with project requirements.Provide condemnation support in coordination with agency/client direction and legal counsel, including:pre-condemnation outreach and documentation,final offer / administrative settlement support,condemnation referral package assembly,parcel status tracking through possession/closeout.Prepare complete parcel files and deliverables: negotiation logs, executed instruments, settlement documentation, curative items, and required forms.Work Location / ScheduleBased out of our Tulsa office when not in the field.Hybrid flexibility: remote work 1–2 days per week depending on project schedule, landowner availability, and deliverable deadlines.Field work requires statewide travel and occasional overnights based on parcel locations and negotiation schedules.Required Qualifications2+ years ROW acquisition experience on transportation/infrastructure projects.Working knowledge of deeds/easements, parcel plans, access impacts, and typical ROW documentation.Strong negotiation and stakeholder management skills with a professional approach to landowners.High attention to detail; able to maintain clean files and accurate parcel status reporting.Valid driver's license and ability to travel statewide in Oklahoma.Preferred (Strongly) – IRWA / Relocation / CondemnationIRWA certifications preferred, including:RWA, SR/WA, and/or RWPRelocation credentials preferred:RRC (Residential Relocation Certification)RBC (Business Relocation Certification)Experience supporting condemnation workflows (pre-condemnation documentation, referral packages, attorney coordination).Contract Structure (1099)Compensation structure may be hourly, per-parcel, or hybrid depending on experience and assignment.Contractor is responsible for standard 1099 obligations (taxes/withholding, insurance, etc.).Path to W2 (Future Opportunity)High-performing contractors may be considered for W2 conversion based on performance, availability, and program needs.How to Apply (LinkedIn)Please submit:Resume highlighting transportation ROW acquisition workAny IRWA certifications/courses (held or in progress), including RWA/SR/WA/RWP/RRC/RBCCounties/regions you can cover and your preferred base office (Tulsa or OKC)
