This role works closely with preconstruction, project management, and executive teams to analyze drawings, specifications, and project requirements to develop detailed budgets and bid proposals.Key ResponsibilitiesPrepare detailed quantity takeoffs from plans, specifications, and BIM modelsDevelop conceptual, schematic, and GMP estimates for large-scale projectsAnalyze subcontractor and vendor bids for completeness and scope alignmentLead bid leveling and scope clarification meetingsSolicit and maintain relationships with subcontractors and suppliersPerform value engineering and cost-saving analysis without compromising qualityReview contract documents, drawings, and specifications for risk and cost impactsTrack and maintain historical cost data for future estimating accuracyCollaborate with project managers during handoff to ensure continuityAssist in developing bid strategies and proposal submissionsParticipate in client meetings and presentations as neededProject TypesGround-up commercial construction ($20M-$200M+)Healthcare, higher education, industrial, or mixed-use developmentsComplex renovations and phased construction projectsQualificationsBachelor's degree in Construction Management, Engineering, or related field (preferred)5-10+ years of estimating experience on large commercial projectsStrong knowledge of CSI divisions, construction methods, and materialsExperience with conceptual estimating and GMP pricingAbility to read and interpret construction drawings and specificationsTechnical SkillsEstimating software (e.g., Procore, PlanSwift, Bluebeam Revu, Sage Estimating)Proficiency in Microsoft Excel (advanced formulas and cost modeling)Familiarity with scheduling tools like Primavera P6 or Microsoft ProjectCore CompetenciesStrong analytical and problem-solving skillsHigh attention to detail and accuracyAbility to manage multiple bids and deadlines simultaneouslyExcellent communication and negotiation skillsStrategic thinking for cost control and risk mitigationAll qualified applicants will receive consideration without regard to race, age, color, sex (including pregnancy), religion, national origin, disability, sexual orientation, gender identity, marital status, military status, genetic information, or any other status protected by applicable laws or regulations.GPAC (Growing People and Companies) is an award-winning search firm specializing in placing quality professionals within multiple industries across the United States since 1990.
