Director of Maintenance Services
The Director of Maintenance Services serves as a technical expert and operational resource to the property management team, supporting facility-related issues that fall outside the scope of routine onsite maintenance operations.This role brings hands-on expertise across building systems—including HVAC, plumbing, electrical, and exterior components—and partners closely with Property Managers and Regional Property Managers to diagnose issues, coordinate solutions, and ensure consistent execution of company standards across the portfolio.A core responsibility of this role is identifying and implementing cost-effective solutions that protect asset value while minimizing unnecessary spending. The Director of Maintenance Services is expected to approach every project and repair with a strong cost-conscious mindset, balancing quality, durability, and long-term efficiency.The Director of Maintenance Services acts as an extension of the corporate office, helping to elevate the performance, preparedness, and technical capabilities of onsite teams while supporting—rather than directing—day-to-day property operations.Key ResponsibilitiesTechnical Leadership & Support· Serve as the company’s internal expert on building systems including HVAC, plumbing, electrical, and exterior components· Assist in diagnosing complex maintenance issues and developing practical, cost-effective solutions· Evaluate multiple repair or replacement approaches and recommend the most efficient use of capital and operating dollars· Support onsite teams with troubleshooting and provide guidance to improve technical executionCollaboration with Onsite Teams & Leadership· Work closely with Property Managers, Regional Property Managers, and Maintenance Supervisors to ensure teams have the resources, tools, and knowledge needed to perform at a high level· Collaborate regularly with the Director of Property Management, Asset Manager, and Director of Capital Improvements to align operational decisions with broader portfolio strategy, capital planning, and asset performance goals· Reinforce company standards, best practices, and consistency across the portfolio· Act as a resource to help solve problems and support teams—not replace onsite leadershipProperty Inspections & Curb Appeal Oversight· Maintain a regular schedule of site visits across the portfolio· Conduct interior and exterior inspections to identify deferred maintenance, building system issues, and curb appeal concerns· Provide clear, cost-conscious recommendations and prioritized action plansVendor Coordination· Assist in sourcing and vetting qualified vendors for facility-related work· Obtain and compare multiple bids where appropriate to ensure competitive pricing· Negotiate scope and pricing to achieve the best value for the company· Ensure all vendors meet company standards for quality, insurance, and safetyPreventative Maintenance & Operational Standards· Help develop and implement preventative maintenance practices across the portfolio· Identify opportunities to reduce long-term costs through proactive maintenance and smarter processes· Support consistency in maintenance standards across all propertiesOperational Preparedness & Equipment Oversight· Design and implement the company’s annual snow removal plan with a focus on efficiency and cost control· Ensure each property is properly equipped to support maintenance operations and seasonal needs without over-purchasing or redundancy· Periodically assess equipment needs and coordinate cost-effective procurement or replacementSpecialized In-House Services Oversight· Manage and coordinate the company’s in-house exterminator and plumber· Oversee preventative pest control programs across the portfolio with an emphasis on minimizing recurring costs· Initiate and coordinate whole-building inspections when elevated water usage indicates potential leaks or plumbing issuesRegulatory & Inspection Support· Assist property teams in preparing for rental license inspections and other regulatory requirements· Help ensure compliance with safety and operational standardsProject & Capital Support· Assist in coordinating and executing in-house renovation projects and smaller capital-type work· Work in conjunction with the Director of Capital Improvements and Asset Manager to ensure projects are executed efficiently and in line with budget expectations· Identify opportunities to complete work in-house or through alternative approaches to reduce costs without compromising qualityEmergency Support· While not part of the on-call rotation, must be available 24/7 in the event of major property emergencies requiring advanced technical support---Profile of Success· Strong hands-on knowledge of building systems (HVAC, plumbing, electrical, and exteriors)· Demonstrated ability to consistently identify and execute cost-effective solutions without sacrificing quality· Ability to lead through influence, not authority, and operate effectively across multiple teams· High level of problem-solving ability and resourcefulness· Strong vendor management and negotiation skills· Positive, solutions-oriented mindset with the ability to manage personalities and field challenges effectively· Proven ability to follow through and get things done
