Senior Project Manager

Position Overview – Project Manager (Multifamily)We are seeking an experienced Project Manager to lead the delivery of ground-up multifamily & commercial construction projects, including podium, wrap, and wood-frame developments or even projects including office, healthcare, hospitality, retail, industrial, and mixed-use developments. This role is responsible for managing cost, schedule, contracts, and coordination from preconstruction through closeout while partnering closely with field leadership to ensure successful project execution.Key Responsibilities:Project Management & Execution• Manage all phases of multifamily construction projects from preconstruction through final turnover.• Develop and maintain project schedules, budgets, and execution plans.• Ensure compliance with contract documents, drawings, specifications, and company standards.Financial Management & Cost Control• Own project financial performance including budgeting, GMPs, forecasting, and cost reporting.• Manage change orders, cost impacts, and owner billing.• Lead subcontractor buyout, scope reviews, and contract execution.Subcontractor & Consultant Coordination• Manage subcontractor contracts, performance, and pay applications.• Coordinate with architects, engineers, and consultants to resolve design and constructability issues.• Oversee RFIs, submittals, and material procurement schedules.Schedule, Quality & Closeout• Partner closely with the Superintendent to maintain schedule and resolve field issues.• Monitor quality control and address deficiencies proactively.• Lead project closeout, including punch list completion, documentation, and warranty turnover.Qualifications:• 5+ years of experience as a Project Manager on ground-up multifamily or commercial projects.• Proven experience with podium, wrap, or wood-frame construction.• Strong understanding of contracts, cost controls, and construction sequencing.• Proficiency with project management software (Procore preferred).• Strong leadership, communication, and organizational skills.
