Construction Shell Manager

The Shell Manager is responsible for managing all shell construction activities for assigned residential communities, including site development, foundations, slabs, concrete, structural framing, and dry-in preparation for single-family homes. This position ensures homes are built safely, on schedule, within budget, and in accordance with company quality standards, engineered plans, and the Florida Building Code. The Shell Manager serves as the primary field leader during the shell phase and is accountable for coordinating subcontractors, maintaining production schedules, conducting quality inspections, and resolving field issues before homes transition to vertical construction. Key Responsibilities · Manage multiple homes simultaneously through the shell phase. · Coordinate all activities from lot release through framing completion. · Maintain production schedules and weekly look-ahead plans. · Oversee site work, grading, utilities, and foundation preparation. · Manage concrete operations including footings, slabs, reinforcing steel, and inspections. · Coordinate framing crews, trusses, sheathing, and structural hardware. · Conduct quality inspections and ensure code compliance. · Coordinate municipal inspections and engineering requirements. · Manage subcontractor performance, manpower, and sequencing. · Maintain safe, clean, OSHA-compliant jobsites. Quality Control · Perform milestone quality inspections. · Verify plans, specifications, and engineering details. · Identify deficiencies before inspections. · Ensure homes are ready for the next construction phase. Financial Responsibilities · Protect project budgets. · Minimize rework and material waste. · Monitor labor productivity. · Identify cost-saving opportunities. Performance Metrics · Cycle time · Schedule adherence · First-pass inspection success · Quality scores · Safety performance · Rework costs · Budget performance · Trade partner accountability Qualifications · High School Diploma or GED required; Construction Management degree preferred. · 5+ years of residential construction experience. · 3+ years supervising shell construction. · Strong knowledge of site work, concrete, framing, Florida Building Code, blueprint reading, scheduling, and OSHA. · Proficient in excel, office, word, and outlook.
