PROJECT SUMMARY
Join our team at Foreside Development Company, leading the redevelopment of a historic 10-acre site along Portland Maine’s eastern waterfront into a vibrant mixed-use neighborhood. This includes office, retail, hospitality, and residential spaces, alongside landscaped areas and repurposed historic venues. We are committed to creating a cohesive and community-focused mixed-use real estate development. A unique attribute of this project is that we are designing, developing and own all of the site infrastructure, sidewalks, streets, etc that exist between the buildings. At nearly the same size as Portland’s Old Port, this project represents an opportunity to design and build a new neighborhood!
JOB OVERVIEW
The Technical Manager plays a crucial role in overseeing the technical aspects of site design and construction projects from inception through completion. This role ensures compliance with technical standards, regulatory approvals, and project specifications while coordinating and integrating multiple architectural/engineering (A/E) teams to deliver high-quality outcomes.
KEY RESPONSIBILITIES
Implement and coordinate standards and specifications across projects to maintain consistency and quality.
Ensure strict adherence to technical requirements and regulatory approvals throughout the design and construction processes.
Manage coordination among multiple consultants including Civil, Structural, Landscape, Low Voltage, Signage/Wayfinding/Placemaking/Branding, Lighting, Retail, Parking, Geotechnical, and Art to ensure cohesive integration of design across project scopes and phases.
Oversee coordination of limits of work, control points, expansion joints, and technical aspects of site design to ensure efficient project execution and compliance.
Address interim conditions and ensure smooth transitions between project phases to maintain operational continuity.
Maintain and update CAD/BIM documents to ensure accurate representation and integration of project components. This includes maintaining models through occupancy and operations phases to support ongoing facility management.
Develop clear and comprehensive site diagrams to facilitate effective communication and understanding among project stakeholders.
Manage Site Accessibility Diagrams for fire access, pedestrian pathways, parking, operations, and event planning.
Apply strong civil design knowledge to optimize site layouts, infrastructure, and utilities in alignment with project goals and regulatory standards.
Assist with processing RFIs, CCDs, ASIs, and ensuring compliance with project requirements.
Coordinate with consultants, contractors, architects, and internal teams to resolve technical issues and ensure project milestones are met.
ADDITIONAL RESPONSIBILITIES
Mentor and guide junior staff and assistant project managers in technical aspects and project execution strategies.
Implement best practices, procedures, and standards to enhance project delivery efficiency and quality.
Proactively identify and mitigate technical risks to minimize project disruptions and delays.
Collaborate closely with the Operations team to ensure seamless project execution and closeout.
Undertake additional duties as assigned by the Director of Development to support project needs and organizational goals.
SKILLS and QUALIFICATIONS
Education: Degree in Civil Engineering, Architecture, Construction Management, or related field.
Expertise: Minimum of 7 years of experience in technical management roles overseeing large-scale construction projects.
Technical Proficiency: Strong understanding of civil design principles, construction methods, materials, and building codes. Proficient in maintaining and updating CAD/BIM documents to ensure accurate representation and integration of project components, including models through occupancy and operations phases. Experience in coordinating 3D modeling using Revit or similar software to visualize and integrate project components.
Project Management Skills: Demonstrated ability to manage multiple projects concurrently, with a focus on technical oversight and integration.
Communication Skills: Excellent verbal and written communication skills to effectively collaborate with diverse stakeholders.
Problem-Solving Abilities: Proven track record in resolving complex technical issues and achieving project objectives.
Leadership and Team Collaboration: Ability to lead multidisciplinary teams and foster a collaborative work environment.
