Whether you're just starting to learn the maintenance trades, or already have a few certifications but are looking for more hands-on experience, you'll get the training and support from your team to excel in your career and reach your full potential!The Groundskeeper will take pride in their assigned community and be responsible for property curb appeal, amenity upkeep, grounds cleanup and trash removal, and more. As you develop your skills, you will also learn to perform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other property task(s) under the guidance of the Maintenance Supervisor. This is a "hands-on" role focused on maintenance, teamwork, and high-quality service.Location: Champions Village Apartments (8660 W Irlo Bronson Memorial Hwy, Kissimmee, FL 34747; view on map)Type: Full Time (40hrs/wk). On-call shifts and flexibility is required.Schedule: Typical schedule is Monday - Friday, 8am to 5pm.Pay: $16 - $18 per hourWhat You'll Be DoingProperty Curb Appeal:Walking property daily, recording and correcting deficienciesPressure washing grounds and buildingsReplace light bulbs (interior and exterior) as neededAssist in picking up litter from grounds, common areas, and removing trash/debris from vacant unitsMaintain a small amount of grounds (as needed between lawn/landscape service by 3rd party vendor)Safety & Repairs:Keep inventory & ensure that all keys are kept properly (in accordance with Miya's Law & the company's high standards for resident and staff safety)Replace filters and clean air conditioning vents in apartment units on an as-needed basisPerform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs dailyAssist technicians with apartment make-readies (includes painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.)Perform general, preventative and routine maintenance in the communityGeneral Responsibilities:Ensure the completion of assigned service requestsAssist in the distribution of flyers and other materialsHandle ''on call'' duties whenever needed; will carry a cell phone on a regular basisRequirements:Must be dependable. We all rely on each other, and arriving to work on-time for your scheduled shifts helps us all to succeed and is crucial for this position.Must like working with people and take pride in your work! This job will be interacting with our residents on a daily basis and customer service is something we take pride in.Required to maintain reliable transportation and communication (mobile phone) for business purposes.Basic computer skills, including email. Experience with property software (Appfolio, Yardi, etc) is a plus!Ability to communicate with coworkers and residents in English and Spanish (early beginner levels or ability to use translate app may be considered).Positive attitude and desire to learn and grow your career!Preferred Qualifications:Maintains a service-oriented environment by exhibiting a professional appearance and positive attitudeBi-lingual, advanced or fluent Spanish and English preferred.
