Elmington Living specializes in managing multi-family communities through outstanding on-site management and maintenance teams.POSITION SUMMARY As an Operations Associate, you will function at an HQ level while supporting the Compliance department. This position will have a heavy focus on maintaining the department's operations, administrative, and quality assurance sectors, including but not limited to file reviews and property reporting. These assignments will vary by location, asset types, and teams across our nationwide portfolios. The Operations Associate will effectively direct and coordinate the department's overall operational and administrative activities.KNOWLEDGE / SKILLS / ABILITIESExceptional verbal and written communication skills to liaise effectively with team members and leadership.Outstanding organizational skills to manage multiple priorities, tasks, and deadlines efficiently.Highly organized, detail-oriented, and adaptable in fast-paced environments.A passion for chasing excellence and providing exemplary customer service.Responsible for ensuring compliance in Low-Income Housing HUD/Tax Credit rules and regulations by overseeing programs, policies, and practices.Compliance experience reviewing Low Income Housing Tax Credit (LIHTC or Section 42) certification paperwork.Proven experience with other affordable housing programs such as HUD, Section 8, 202, and/or 811.Ability to calculate income/assets using basic math.Ability to use and/or learn to navigate computer software systems (i.e., PMS, state systems), and basic knowledge of PDF creator, Excel, and Word.Strong attention to detail, especially when reviewing files or completing paperwork.Ethical conduct, especially when handling sensitive or confidential information.ESSENTIAL JOB FUNCTIONSConduct regular audits of compliance workflows to evaluate file movement, response timeliness, documentation accuracy, and adherence to established processes and policies.Prepare and deliver regular operational reports, summaries, and findings to compliance leadership to support decision‐making and performance management.Serve as a compliance resource to help resolve workflow issues, answer process‐related questions, facilitate administrative support, and support consistent execution across the department.Demonstrate a positive, professional, and solutions‐oriented approach when working with internal stakeholders, producing clear written assessments, findings, and recommendations based on audit results.Synthesize audit findings and operational data into clear, actionable insights and present recommendations to compliance leadership to drive informed decision‐making.Assist the Director of Compliance with procedure updates and compliance reporting.Develop and deliver recurring operational health reports, dashboards, or summaries that highlight trends, risks, and improvement opportunities across compliance functions.Maintain complete and accurate compliance records, audit logs, and documentation to support reporting and performance tracking.Demonstrate a positive, professional, and client‐oriented attitude about the company with all team members. Produce professional business writings, assessments, memos, and projects based on assignment findings.Strive for improvements in compliance performance to meet or exceed operational goals.Drive continuous improvement in compliance efficiency, quality, and consistency to support departmental KPIs and performance goals.Reviews resident files for completion and compliance with state requirements.Reviews files electronically.Provides guidance on tenant file corrections to staff at the property sites.Perform additional duties as assigned in support of Compliance optimization, operational, and performance excellence.Performs all other duties as assigned.SPECIFIC EDUCATION OR EXPERIENCETwo (2) years of experience in property management, leasing, or compliance.Demonstrated Leadership Skills, Excellent time management, and organization skills.Must have a strong background in compliance.Advanced knowledge of property management software, Microsoft Office, and Google Workspace.Ability to understand and carry out the industry‐specific written and oral direction with a positive, innovative approach to problem‐solving.Presents ideas in a clear, concise, understandable, and organized manner; negotiate, persuade, and modify opinion to reach the goals/objectives of the organization.Independently perform as a project leader and team member.Ability to work in an efficient manner with a high level of accuracy, attention to detail, and follow‐through.Neat, professional appearance.Must be willing to work weekends and some minor holidays.Must be willing to work Saturdays and Sundays for the foreseeable future.Affordable housing certifications such as HCCP and COS are preferred.PHYSICAL DEMANDS AND WORK ENVIRONMENTFrequently sit, stand, and walk.Regularly required to talk or hear.Frequently required to use hands or fingers to handle or feel objects, tools, or controls.Occasionally required to climb or balance, stoop, kneel, crouch or crawl.Occasionally lift and/or move up to 25 pounds.Vision capabilities to include close vision, distance vision, peripheral vision, and the ability to adjust focus.The noise level in the work environment is usually moderate.Temperature in the workplace is typically moderate.TRAVEL REQUIREMENTSTravel up to 10% of the time for company events or training opportunities.THE ELMINGTON EXPERIENCE We're creating a different kind of company at Elmington.
