Maintenance Technican
Position SummaryThe Maintenance Technician is responsible for performing repairs, troubleshooting, and performing preventive maintenance at their property. The Maintenance Technician assists with maintaining the physical integrity of the property, which involves ensuring a safe, secure, and comfortable living environment.Essential Maintenance Technician Job FunctionsPerforms routine preventive maintenance as directed by the Maintenance Supervisor and Property ManagerMaintains awareness of the condition of the property and unit interiors. Immediately reports and/or corrects unsafe conditions; for example, broken gates leading to the pool, broken steps, open holes, broken/burned-out exterior lightsAssists in keeping grounds neat and free of litter. Rake, sweep, shovel, and plow as circumstances warrantSharpens, cleans, stores, lubricates, adjusts, and performs repairs on tools and other Company equipment. Has a thorough understanding of how to operate equipment including hand and power toolsMaintains knowledge of spare parts/supplies inventory and informs Maintenance Supervisor of shortagesPerforms work area clean-up and follows safety-related proceduresDiagnoses and performs minor and routine maintenance/repairs, as directedPerforms the following duties routinely in order to restore apartments to "market ready" status:Checks all lights and replace them as necessaryReplaces or repairs windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closet doorsExamines, diagnoses, and repairs appliances as necessary. Inform the Maintenance Supervisor of needed replacementsAssists in changing or removing appliances from an apartmentChanges locks and make keys when necessaryPrep/paint vacant apartment, if requestedCheck faucets and sink plugs and repair/replace them as necessary. Replace washers when needed. Perform repairs to sinks, bathtubs, etc., as neededTransfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant. Assist in moving abandoned furniture, appliances, etc., to the dumpster when necessaryRepairs or replace curtains, mini-blinds, ceiling fans, etc.Repairs plaster holes in walls, paint as necessaryInspect bathroom tiles, and perform minor repairs/replacementsInspects A/C and heating system for proper operation. Change A/C filtersAssists with cleaning as required. Operate carpet-cleaning equipment to clean carpetsLends assistance during trash-out of an apartment; for example, moving heavy/bulky items to the dumpsterChanges locks and makes keysEnsures that storage areas and utility rooms remain locked when not in useMaintains awareness of all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanoutsReports all major repairs and requisition needs to the Maintenance Supervisor and Property Manager prior to any expenditure of fundsPerforms any additional duties assigned by the Maintenance Supervisor and Property ManagerConducts all business in accordance with Company policies and procedures, Fair Housing, Americans with Disabilities Act, state & federal laws, OSHA, and all other laws pertaining to housingKnowledge, Skills, and AbilitiesMinimum two years of maintenance experience; multifamily industry experience preferredCPO and HVAC certification preferred; Ability and willingness to obtain CPO and HVAC certification requiredDemonstrated experience in maintenance systems, including inventory control, preventative maintenance, and work order record-keepingDemonstrated experience in mechanical systems and equipment including HVAC, landscaping, carpentry, plumbing, painting, hydraulic systems, and electric motorsProficiency in electrical troubleshooting of high and low voltage and the use of diagnostic equipment, including volt/ohm metersProficiency in plumbing repairs and troubleshootingAbility to provide technical assistance to other maintenance associates as neededGeneral knowledge and ability to maintain modern building equipment and systemsStrong written and verbal communication skillsDemonstrated ability to troubleshoot and problem-solveAbility to perform in a busy, changing, multi-tasking work environmentAbility to pay close attention to detail and adhere to strict deadlinesValid driver's license requiredFloating Positions: Ability and willingness to travel between assigned properties requiredHigh School diploma or equivalent experience requiredPhysical and Other RequirementsThe physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
