Maintenance Technician

Job Description Position OverviewThe Maintenance Technician is responsible for performing routine maintenance, repairs, and inspections across a portfolio of residential apartment communities. This role ensures that all properties are maintained in a safe, clean, and functional condition while delivering timely, high-quality service to residents.Key ResponsibilitiesComplete service requests including plumbing, electrical, HVAC, carpentry, and general repairsDiagnose maintenance issues and implement effective solutionsPerform preventative maintenance on building systems and equipmentPrepare vacant units for new residents (turnovers), including repairs, painting, and cleaning coordinationProperty UpkeepMaintain interior and exterior common areas, including hallways, grounds, and amenitiesConduct routine inspections of buildings, systems, and equipmentIdentify and report larger repair needs or capital improvement itemsWork Order ManagementRespond to maintenance requests in a timely and professional mannerAccurately document work completed, materials used, and time spentPrioritize tasks based on urgency and operational needsCompliance & SafetyFollow all safety protocols and company proceduresEnsure properties meet local building codes and regulatory requirementsParticipate in emergency on-call rotation as neededVendor & Team CoordinationAssist with supervising outside contractors when neededCommunicate effectively with property management staff and onsite teamsSupport overall property operations as requiredQualifications2+ years of maintenance experience in residential, commercial, or related fieldWorking knowledge of plumbing, electrical, HVAC, and general building systemsAbility to troubleshoot and repair a wide range of maintenance issuesStrong time management and organizational skillsValid driver's license and reliable transportationPhysical RequirementsAbility to lift and carry up to 50 lbsComfortable standing, walking, bending, and climbing for extended periodsAbility to work indoors and outdoors in varying weather conditions
