Job Roles And ResponsibilitiesOversee maintenance operations across multiple multifamily communitiesLead work order management, service response standards, and completion qualityCoordinate unit turns and renovation maintenance to support leasing timelinesConduct routine property inspections for maintenance, safety, and curb appeal needsEnsure HVAC, plumbing, electrical, irrigation, and life-safety systems operate effectivelyManage preventative maintenance programs and seasonal maintenance schedulesServe as escalation point for complex resident service issues and emergency situationsCoordinate emergency maintenance response and after-hours supportProvide leadership, coaching, and accountability for maintenance staffAssist with recruiting, onboarding, and training maintenance personnelConduct performance evaluations and ongoing coaching discussionsManage vendor relationships, bids, project scopes, and schedulingOversee vendor performance, quality control, and invoice approvalsAssist with capital improvement planning and repair projectsManage maintenance budgets and operational spendingTrack work order completion, emergency response, and preventative maintenance metricsEnsure compliance with OSHA standards, local codes, company policies, and safety practicesMaintain maintenance records, inspections, and vendor documentationQualifications And Certifications5+ years of multifamily maintenance experienceMinimum 2 years of maintenance leadership or supervisory experienceStrong knowledge of building systems, preventative maintenance, and apartment turnsExperience managing maintenance operations across multiple properties preferredStrong organizational, prioritization, and problem-solving skillsExperience with property management and work order systemsProficiency with Microsoft Office and/or Google WorkspaceValid driver's license and ability to travel regularlyHVAC/EPA certification, CPO, or related trade certifications preferredBilingual English/Spanish preferredBenefitsMedical InsuranceDental InsuranceVision Insurance401(k) with company matchPaid HolidaysPaid Sick TimePaid VacationMileage ReimbursementEmployee Rent DiscountPerformance Bonus Opportunities
