Brief DescriptionExciting Opportunity: Maintenance TechnicianLocation: Philadelphia, PAInglis enables people with disabilities – and those who care for them – to achieve their goals and live life to the fullest.It is essential that all duties are performed with the highest level of integrity, while supporting Inglis Values and Standards of Excellence, ensuring the achievement of competencies and compliance with regulatory agenciesYour ImpactThe Maintenance Technician is responsible for all phases of maintenance and repair of a property, including, but not limitedto, the general and mechanical maintenance of the physical plant and building systems, budget control and adherence,inventory control and the over site of porter and janitorial functions; to direct and control all maintenance and engineeringvendors and resources to the extent that the property is well maintained at all times, and in good physical condition. Mustattend educational seminars and classes as required by the established training protocol. Must complete required reports andmaintain preventative maintenance schedule as described. May be required to supervise Assistant Maintenance Technicianand/or Janitor. Position requires operation of a vehicle.What You'll Do Adhere to all IHC directives as per the manual of operations and procedures. Purchase necessary maintenance supplies in accordance with company purchasing policy. Supervise outside contractors working on the property, and have them sign the site visitor log Ensure that residents are provided with a clean, safe, well-maintained community in compliance with all applicable local, state, and federal fair housing laws Work within the established budget and notify the Property Manager of any possible variations. Report accidents and emergency situations to the property manager or administrative staff immediately and prepare sufficientreports. Take photographs of incident areas. Ensure that all maintenance requests are handled on an immediate basis, if possible, and insure that Property Manager isnotified if parts must be ordered which could cause a delay in installation and replacement. Have direct control over utility usage and apply conservation measures to help reduce expenses, i.e., time controls for exteriorlighting, controlled thermostats in common areas, water saving devices, and periodic conservation inspections by the on-siteMaintenance Team. Perform ‘apartment make ready services’ during unit turnover. Participate in all REAC preparations Execute the requirements of Janitorial and Maintenance Schedules as writtenWhat We Are Looking For High School Diploma or General Education Degree required. Valid driver’s license without restriction and ability to successfully complete authorized driver qualifications andrequirements. College-level degree or coursework in engineering preferred and/or five years’ experience as a Property ManagementMaintenance Worker. Pleasant personality and ability to accurately interpret instructions from management/supervisor. Ability to effectively communicate with all levels of staff. Must be able to effectively, respectfully and compassionately communicate with residents. Must be able to troubleshootissues and manage work order requests in a timely and professional manner. Ability to solve tenant emergency repair issues on-site. Ability to rotate work schedule if another community needs maintenance coverage. Must wear company uniform at all times. Neat and legible handwriting and capacity to keep accurate, up-to-date records.
