Apartment Communities Location: SoNa at Harding Place ApartmentsCompany: Volunteer PropertiesPosition Summary: We are seeking an experienced Maintenance Superviser to join our team and lead daily operations at our apartment communities. This role is vital in maintaining the property's physical integrity and ensuring a safe, comfortable, and well-maintained environment for our residents.Key ResponsibilitiesLead, Manage, and be accountable for the work product of your teamKeep your team energized, motivated and skilledCollaborate with Community Manager and Regional Community Manager on setting property goals and the process on how to reach those goalsEnsure the smooth running of upkeep and/or repair of operationsInspect facilities periodically to determine problems and necessary maintenancePrepare weekly maintenance schedules and allocate workHire and supervise vendors during installations, repairs or maintenanceInspect and maintain building systems (heating, ventilation, etc)Contribute to the development of maintenance budget and ensure compliance in conjunction with Community Manager and Regional Community ManagerMonitor inventory of materials and equipmentParticipate in coordination of projects (i.e., renovations)Ensure adherence to quality standards and health and safety regulationsOther projects and additional duties, as needed or assignedRequirements5-7 years of multi-family maintenance experienceEPA Certification requiredProven ability to operate within technology operating systems - property management systems, electronic mail, timekeeping platforms, expense reporting, etc., and ability to learn new technology, when necessary.Proven experience of excellent planning and leadership of a team of professionals that inspired growthProven ability to prioritize, multi-task, and work in a fast-paced environment to meet deadlinesProven experience of attention to detail and organizational skillsExcellent communication and interpersonal skillsUnderstanding of budgeting and performance managementAbility to ensure adherence to policies and procedures and maintain effective internal controls, including certification in Fair Housing LawsWork as a team player in evaluating and resolving discrepancies, as neededPossess and model our core values dailyMust have a valid driver's license, reliable transportation to travel between sites, and proof of valid vehicle insuranceBenefitsCompetitive pay based on experienceHealth, dental, and vision insurance after 30 daysPaid time off and holidays401(k) retirement planVolunteer Properties is an Equal Opportunity Employer.Salary: $30.00 - $33.00 per hour
