Apartment Maintenance Technician

Job Description We are seeking an experienced, HVAC-certified Maintenance Technician to join our Annie's Townhomes maintenance team. Our technicians do much more than fix things—they are key, customer-focused team members who serve as the welcoming face of our community.In this role, you will be responsible for promptly and professionally fulfilling resident maintenance service requests, preparing apartment make-readies, maintaining the community grounds, and performing preventative maintenance. If you take pride in your work and love providing an exceptional living experience for residents, we want to hear from you.What You Will DoRespond to tenant service requests and assess the repair and the appropriate actions/items needed to perform the repair.Complete maintenance service requests including: HVAC and appliance installation and repair, plumbing and electrical repair and lock installation, repair and re-keying.Routinely perform duties to restore apartments to "market ready" status.Maintain accurate records regarding preventive maintenance, service requests received & completed, expenditures, apartment make-ready status, work-in-progress, etc.Maintain a positive attitude and professional demeanor with residents and co-workers at all times.Assist in keeping grounds neat and free of litter. Rake, sweep, and shovel as circumstances warrant.Perform routine preventive maintenance on all appropriate equipment on a regular basis.Maintain all tools in excellent condition.Perform work area clean-up and safety-related duties.Follow company and OSHA safety policies.About YouHVAC Certification (Universal preferred)2+ years of apartment maintenance experienceWorking knowledge of tools, common appliances/devices, electrical, plumbing, carpentry and drywallPhysical ability to perform assigned tasksGeneral knowledge of applicable building codes/lawsAbility to complete required documentationReliable vehicle suitable for maintenance workValid driver's license and proof of auto insuranceAbility to take after hours and weekend on–call emergencies (rotation basis)High school diploma or equivalentAbility to pass credit, background and drug screeningsBenefitsCompetitive salary with fuel allowanceAnnual bonusPaid time offPaid holidaysMedical, dental, and vision insuranceShort- and long-term disability insuranceCompany-paid life insuranceOther insurance options (AFLAC)401(k) and profit-sharing plan
