What you’ll do: Find, place under contract, receive governmental approval and close on new land that is suitable to be entitled/developed and sold to residential developers (homebuilders, multifamily builders, etc). Responsibilities: Plan, direct and coordinate all land acquisition activitiesIdentify and qualify potential land acquisitions in alignment with division goalsManage the due diligence process on land acquisition opportunities, including initial master planning work in close coordination with internal design and land development teamsManage, coordinate resources for, and meet all entitlement needs for land acquisitionsMonitor development phases and entitlement processes post-closingMaintain responsibility for developing departmental overhead budget and controlling the budgetManage the land/lot purchase contract process with division counsel, outside counsel and region counselCollaborate with the Land Development Department on potential development communitiesDevelop business community relationships and scout other avenues for possible acquisitionsNegotiate the acquisition of properties with landowners, attorneys or brokersPrepare land valuation analysis and corporate budgetsPrepare memoranda and other documentation and analytics for corporate approval for land buysWhat you’ll need: 3-5+ years of experience acquiring land in the residential, commercial and/or light industrial industriesBachelor's Degree High frequency of land deal underwriting in current/previous positionsKnowledge of the Georgia land market to include experience developing relationships and presenting to local landowners, civic officials, zoning officials, etc is highly preferredExperience or strong understanding of the homebuilding industry would be a big plus
