Preconstruction Manager
Job Responsibilities:Partner closely with the Preconstruction Director to plan and execute preconstruction services across multiple projectsCollaborate with the Estimating Department to develop accurate conceptual, schematic, and detailed cost estimatesCoordinate with architects, engineers, and consultants to align design intent with budget and constructabilityLead value engineering efforts and provide cost-saving recommendations without compromising quality or program goalsFacilitate design-phase meetings with internal teams and external stakeholders, including K-12 school districts and community college clientsReview drawings and specifications to identify scope gaps, risks, and opportunitiesDevelop and maintain project budgets, cost models, and escalation assumptionsSupport procurement strategies, bid packaging, and subcontractor outreach during preconstructionAssist in establishing project schedules and phasing plans in collaboration with project teamsCommunicate clearly with stakeholders to ensure transparency in cost, scope, and schedule decisionsJob Requirements, Qualifications, Characteristics:Minimum 10 years of experience in architecture, construction, and/or construction managementProven experience in preconstruction, estimating, or design-phase project managementStrong understanding of construction methods, materials, and cost driversExperience working with public sector clients, particularly K-12 school districts and/or community colleges, is highly preferredAbility to interpret drawings, specifications, and technical documentsExcellent communication and facilitation skills, with the ability to work across diverse teams and stakeholdersProficiency in estimating software and standard preconstruction toolsBachelor's degree in Architecture, Construction Management, Engineering, or related field (or equivalent experience)
