There is light assistant help with HVAC, plumbing, and electrical work required.Job Description: Maintenance Supervisor, Maintenance Techs, and Make Ready AssociatesLocation: TXReports To: Property Manager________________________________________Position SummaryThe Maintenance team is responsible for ensuring the proper operation, repair, and upkeep of appliances and general maintenance systems within the apartment community. Our Mainteanance Teams is the backbone of our communities, responsible for ensuring the property remains safe, functional, clean, and visually appealing for residents and guests. Their duties include completing service requests, performing preventative maintenance, preparing vacant apartments for new residents, maintaining HVAC, plumbing, electrical, and appliance systems, and preserving the overall curb appeal of the community. Beyond repairs, the maintenance team plays a critical role in resident satisfaction by responding promptly to emergencies, creating a comfortable living environment, and helping protect the owner’s asset through proactive care and attention to detail. A strong maintenance team demonstrates professionalism, urgency, technical expertise, and pride in delivering exceptional service every day.The role supports resident satisfaction by providing quality service, completing work orders promptly, and helping maintain a safe, clean, and comfortable living environment.________________________________________Key ResponsibilitiesAppliance Repair & Work Order Completion Diagnose, repair, replace, and maintain major household appliances, including refrigerators, dishwashers, ovens/ranges, microwaves, washers, and dryers. Ensure appliances meet safety standards and are in proper working order before new resident moveins. Keep accurate records of appliance maintenance, repairs, and parts used. Order or request replacement parts and maintain an organized inventory of appliancerelated supplies. General Maintenance Duties Complete routine service requests and work orders in a timely and professional manner. Assist with makeready tasks in preparing vacant units for new residents (painting, drywall repair, replacing fixtures, minor plumbing, light carpentry, etc.). Perform preventative maintenance on plumbing, electrical, and mechanical systems under the direction of the Maintenance Supervisor. Provide support on seasonal property projects (pressure washing, weatherproofing, landscaping assistance, etc.). HVAC Assistance (No Direct Repair Responsibility) Support HVACcertified technicians by assisting with basic tasks (carrying tools, replacing filters, ensuring work area is prepared/clean). Report HVAC issues promptly to the Maintenance Supervisor for escalation to a certified technician. Ensure preventive HVAC tasks assigned to the team (such as filter changes and thermostat checks) are completed as directed. Pool & Amenity Upkeep (CPO Preferred) Assist with pool and spa care, including cleaning, chemical checks, and reporting needed repairs (CPO certification preferred but not required). Help maintain community amenities such as fitness centers, laundry rooms, and clubhouses in clean and working condition. Emergency & On-Call Response Participate in oncall rotation for afterhours maintenance emergencies, excluding HVACspecific repairs that require certification. Respond to urgent issues such as leaks, plumbing backups, electrical outages, and appliance failures with professionalism and urgency. Safety & Compliance Follow all OSHA regulations, company policies, and safety standards in daily work. Use personal protective equipment (PPE) and handle chemicals, tools, and equipment safely. Report hazards, incidents, or unsafe conditions immediately. Resident Service & Teamwork Provide excellent customer service while interacting with residents, addressing maintenance requests respectfully and efficiently. Collaborate with the Maintenance Supervisor and team members to complete projects and ensure resident satisfaction. Assist in community events and special projects when requested by management. ________________________________________Qualifications High school diploma or equivalent required. Proven experience in appliance repair (residential or multifamily setting preferred). Basic knowledge of plumbing, electrical, carpentry, and painting. Ability to assist with HVAC tasks but no certification required (HVAC certification a plus, not required). CPO (Certified Pool Operator) preferred. Strong troubleshooting, time management, and problemsolving skills. Must be able to lift up to 50 lbs. and work on feet for extended periods, including outdoors in all weather conditions. Valid driver’s license and reliable transportation required. Ability to work a flexible schedule, including participation in oncall rotation for afterhours emergencies. Other Requirements Flexibility to work weekends, if needed. Ability to follow safety guidelines and property policies. Preferred (but Not Always Required) Bilingual (English/Spanish) Familiarity with OSHA standards and safe handling of cleaning supplies.
