Brief DescriptionKitchell seeks an experienced and dedicated Senior Project Manager / Whole Site Modernization to join our Southern California region in South San Diego, CA and build a long-term career at one of the most innovative and growth-oriented building companies in the United States.OverviewExecute onsite PM/CM Services as an owner’s representative and provide comprehensive, education campus-wide upgrades that renovate existing educational facilities and construct new buildings to meet current educational standards, technological needs, and safety regulations. This position is client facing with state regulatory oversight of the Division of the State Architect (DSA). Overall whole site estimated construction project value could range from $50M to $200M.Duties And ResponsibilitiesProvides PM/CM Consultant Services for the owner on multiple k-12 projects Ensures operations are executed in accordance with company project management procedures and policiesEnsures delivery and adherence to contractual requirements and that all aspects of owner contracts are accomplishedManages the procurement phase and development of RFQs and RFPsOversight of contracts, drawings, estimates, and specifications to ensure relation and compliance with project requirementsCoordinates, directs, and monitors activities of contractors/subcontractors, engineers, architects, and related performing entitiesManages project controls, cost, schedule, performance activities, and procedures required by the clientIdentifies and manages risk on the project, and advises and confers with regional executive prior to implementing risk mitigation actionsActively participates in internal teams that focus on continuous improvement of the companyEnsures workplace health and safety policies and procedures are clearly communicated and understood by direct reports and enforces rules fairly and uniformlyRequirementsEducation and ExperienceBachelor’s degree in Architecture, Engineering, Construction Management, or related discipline is preferred12 or more years of experience in the Design/Engineering/Construction (DEC) industry of which a minimum of 5 years as a Project Manager is required Experience as a Project Manager with Design-build delivery method is neededExperience with working in occupied space is neededExperience managing multiple smaller projects simultaneously is desiredKnowledge And SkillsEffective presentation skills, ability to develop and deliver presentations to the end users, stakeholders, and board of education is requiredProficient user skills with the MS Suite of tools and Bluebeam are requiredWorking knowledge of standard industry tools such as P6 and Procore are strongly preferredEffective verbal and written communication skills to foster and maintain interpersonal relationships is requiredProvide leadership and financial management support to the project team is requiredLicense and Certifications A Design Build Institute of America (DBIA) certification is strongly desiredA LEED Professional Accreditation is preferredA Certified Construction Manager (CCM) credential is preferredA valid driver’s license with an acceptable motor vehicle record, free from suspensions or restrictions is required Travel RequirementsThis position has oversight over 3 regional project locations in the same District in South San Diego area of California.Work EnvironmentWhile performing the duties of this job, the employee must regularly work in an office, an office trailer, and/or in a construction jobsite environment. Conditions regularly include exposure to outdoor elements, hot/cold temperatures, wet conditions, noise, atmospheric conditions, and cramped quarters. The noise level in the work environment is occasionally loud.Physical RequirementsWhile performing the duties of this job, the employee must regularly sit, stand, walk, talk or hear and use hands to finger, feel and handle; frequently reach with hands and arms; occasionally climb or balance and stoop, kneel, crouch or crawl. Specific vision abilities required by this job include close vision, distance vision, depth perception and ability to adjust focus. The Company’s salary ranges are determined by role, level, location, and alignment with market data.
