Job Description Electrical Construction Project Manager / EstimatorLighting Maintenance Inc. (LMI) is seeking an experienced Electrical Construction Project Manager / Estimator to estimate and manage commercial and specialty lighting construction projects throughout Maryland, Washington, D.C., and Virginia.This is a hands-on position for someone who can take a project from the initial site visit or bid documents through estimating, proposal preparation, award, scheduling, construction, and closeout.Our typical projects range from $25,000 to $500,000, although some projects are larger. Most are completed directly by LMI without the layers of coordination typically found on large, multi-trade construction projects.Types of ProjectsProjects may include:Shopping center and parking lot lighting upgradesInterior commercial and retail lightingLED lighting conversionsSports field and stadium lightingRoadway and municipal lightingSite lighting, pole installations, and underground electrical workLighting controls and related electrical improvementsService upgrades, circuit replacements, and electrical infrastructure supporting lighting systemsPosition ResponsibilitiesThe person in this position will:Review plans, specifications, scopes of work, and customer requirementsConduct site visits and develop complete project scopesPerform accurate labor, material, equipment, subcontractor, and production-cost estimatesObtain vendor and subcontractor pricing when necessaryPrepare clear, detailed proposals, exclusions, qualifications, and alternatesIdentify scope gaps, constructability issues, scheduling risks, and unusual project requirements before pricingSubmit competitive bids without sacrificing required marginParticipate in customer meetings and help develop negotiated workManage most projects that are awarded from their estimatesDevelop project budgets, schedules, purchasing plans, staffing requirements, and equipment needsCoordinate field crews, materials, equipment, permits, inspections, customers, and subcontractorsProvide field personnel with clear scopes, plans, budgets, and production expectationsTrack labor, material, equipment, change orders, billing, and project profitabilityVisit active projects as necessary and address issues before they affect schedule, quality, or marginMaintain accurate project documentation and provide timely status updatesComplete project closeout, billing support, and final cost reviewTake responsibility for the financial and operational results of assigned projectsWhat We Are Looking ForThe right candidate will have:At least five years of relevant electrical construction estimating, project management, foreman, or superintendent experienceStrong knowledge of commercial electrical construction and lighting systemsThe ability to estimate both plan-and-specification work and projects developed from field surveysPractical understanding of labor production, crew composition, material costs, equipment requirements, and jobsite conditionsExperience managing multiple projects at different stagesAbility to read electrical drawings, specifications, one-lines, photometric plans, and related construction documentsStrong organizational, communication, and follow-through skillsSound judgment and the ability to identify problems before work beginsWorking knowledge of applicable electrical codes and safe construction practicesComfort working directly with customers, vendors, field employees, and company managementAbility to use electrical estimating and project-management softwareA valid driver’s license and the ability to travel to project sites within our operating areaA journeyman or master electrician license is valuable but not required. Direct, proven electrical construction knowledge and the ability to estimate and manage profitable work are more important than a particular degree or title.Experience with sports lighting, parking lot lighting, LED upgrades, bucket trucks, excavation, directional drilling, or other specialty lighting work is a significant advantage.What Success Looks LikeSuccess in this position means:Estimates are complete, accurate, and submitted on timeProposals clearly define what LMI is and is not providingAwarded projects are properly planned before crews arriveField employees have the labor, material, equipment, and information needed to perform efficientlyChange orders are identified, documented, and approvedCustomers receive timely communicationProjects finish safely, professionally, on schedule, and at or above the expected marginCompensationBase salary: $105,000–$135,000, depending on directly relevant experience and demonstrated abilityCompany vehicle or vehicle allowance, depending on the final position structureHealth insurance, paid time off, retirement plan, and other company benefitsOpportunity for performance-based compensation tied to measurable estimating and project resultsThis is an opportunity for an experienced electrical construction professional who wants meaningful control over their work.
