The Facility Manager is responsible for managing facility operations, maintenance, and engineering resources to ensure safe, reliable, and efficient plant performance. This position leads to continuous improvement and lean initiatives, ensuring compliance with safety, environmental, and building regulations. The Facility Manager works cross-functionally with leadership, production, and support departments to maintain infrastructure integrity, drive process optimization, and support strategic capital planning.Location: Avon Lake, OH (onsite)Hours: M-F, 40 hours a weekEssential Job Duties And ResponsibilitiesFacility & Infrastructure Oversee all aspects of building systems, including utilities, HVAC, electrical, plumbing, and structural maintenance. Ensure compliance with OSHA, EPA, NFPA, and state/local regulatory requirements for facility safety, environmental standards, and hazardous materials handling. Develop and implement preventive maintenance programs that reduce downtime and extend equipment and facility life cycles. Manage facility improvement and capital projects, including equipment installations, layout changes, and space planning, in alignment with organizational goals. Maintain accurate records for inspections, permits, and safety audits per OSHA 29 CFR Part 1910 standards. Maintenance Operations Lead and oversee the maintenance team to ensure all equipment and systems operate safely and efficiently. Establish preventive and predictive maintenance schedules and maintain spare parts inventory. Perform root cause analysis and implement corrective and preventive actions for recurring maintenance issues. Ensure compliance with Lockout/Tagout (LOTO), machine guarding, and electrical safety procedures. Manage vendor relationships for outsourced maintenance and facility services, ensuring contract compliance and performance. Manufacturing Engineering Supervise manufacturing engineering resources to support process improvements, automation, and equipment optimization. Collaborate with production teams to improve throughput, reduce waste, and maintain consistent quality standards. Evaluate and implement new technologies to enhance production reliability and energy efficiency. Ensure engineering projects align with environmental, safety, and ergonomic standards. Lean / Continuous Improvement Lead and promote lean manufacturing initiatives, including 5S, Kaizen, and value stream mapping. Champion a culture of continuous improvement, fostering participation and accountability across departments. Identify, evaluate, and implement costsaving opportunities through process redesign, automation, or energy reduction. Ensure compliance with company environmental sustainability initiatives and ISO 9001 standards where applicable. Leadership & Collaboration Recruit, train, and develop staff within engineering, maintenance, and lean functions. Participates in regular safety meetings to ensure compliance with all applicable workplace health and safety standards. Promote a positive safety culture consistent with OSHA General Duty Clause and Watteredge’s internal safety policy. Partner with senior leadership to develop longterm facility strategy, including capital planning and budgeting. Communicate effectively with all stakeholders to support operational excellence and organizational growth. Qualifications And Requirements Education & Experience Bachelor’s degree in engineering, Operations Management, Facilities Management, or related field. Minimum of 5 years of experience in facility or maintenance management within a manufacturing environment. Proven experience leading engineering, maintenance, or continuous improvement teams. Knowledge of regulatory compliance related to environmental health, safety, and facility management. Skills & Competencies Strong leadership and team development skills. Excellent problemsolving, planning, and organizational abilities. Knowledge of Lean Manufacturing, TPM, and Continuous Improvement methodologies. Strong understanding of mechanical, electrical, and building systems. Proficiency with Microsoft Office, CMMS/maintenance tracking systems, and project management software. Financial and budgeting acumen to support costeffective facility operations. Physical Demands & Work Environment (ADA Compliance) Must be able to stand, walk, or climb stairs for extended periods. Regularly required to lift or move materials up to 50 lbs. Work is performed in both office and manufacturing/warehouse environments, with exposure to noise, temperature changes, and moving mechanical parts.
